Location Summary
Sebring / Sebring; Avon Park Overview
Sebring Motor Garages Phase II is the next garage building inside the delivered Sebring Motor Garages community, a 15-acre gated site less than a mile south of Sebring International Raceway along US 98 in unincorporated Highlands County. The raceway has staged the 12 Hours of Sebring every year since 1952 except 1974, hosted the first Formula One United States Grand Prix in 1959, and runs more than 300 additional days of on-track activity a year beyond the 12 Hours. The garages were zoned for overnight occupancy when the raceway named the project its official Luxury Motor Condominium and Townhome Partner in July 2024, a material feature for teams and drivers who stay through multi-day events.
The immediate trade area is rural and modest by platform standards. Within 3, 5 and 7 miles there are 159, 295 and 491 households earning $200,000 or more, median home values run about $171,000 to $177,000, and the 5-mile median household income is $52,240, which gives the project a Wealth Index of 0.0, the low end of the Florida portfolio. Demand here is imported by the track rather than generated by local wealth: several of the first buyers recorded on the county roll are motorsport businesses, and the developer reported nine garage sales as it closed out 2025.
US 98 and US 27 meet in Sebring, and US 27 is the Heartland's north-south spine toward Lakeland and Interstate 4. Sebring Regional Airport, a 2,149-acre general aviation field beside the raceway, gives owners fly-in access minutes from the site. SCK covers Highlands County within its Orlando MSA region, a metro of about 2.96 million residents growing 1.3 percent a year, but Sebring anchors its own small market of about 108,000 county residents.
Current Events & Infrastructure
- Sebring Regional Airport and Commerce Park: the $2.4 million Webster Turn reconstruction reached substantial completion on March 16, 2026, Duc Propellers USA signed a long-term land lease for an industrial facility with construction expected in fall 2027, and the airport is developing the HEAT Academy aviation program with Embry-Riddle Aeronautical University and the county school board. Each adds employment and traffic at the raceway's front door.
- Sebring Resorts master plan: the same developer is building 24 three-story townhomes beside the garages, each with a 30 by 60 foot RV garage, with half of phase one under contract by January 2026, and plans a 30,000-square-foot Raceway Plaza with a full-service restaurant, fuel and retail. The plaza would add daily services the site currently lacks.
- Remaining garage buildings: the county roll shows 69 garages built in 2025 across four buildings, with Buildings D to G still land; the developer markets 148 garages in total.
Key Demand Drivers
Demand at Sebring Motor Garages rests on the track, the airport beside it and the seasonal population that fills Highlands County each winter. Each driver below sits within a few minutes of the site.
- Sebring International Raceway: events generate an annual economic impact of about $603 million and support 7,139 full and part-time local jobs, per a Florida State University Center for Economic Forecasting and Analysis study published in 2023.
- Year-round track use: more than 300 days a year of testing, track days and club racing beyond the 12 Hours keep teams, drivers and collectors on site well outside race week.
- Sebring Regional Airport: more than 2,300 jobs and about $421 million in annual economic output, per the 2022 Florida Aviation Economic Impact study, with runway access for owners who fly in.
- Sebring Resorts townhomes: 24 residences of 4,590 square feet each, with half of phase one under contract by January 2026, bring full-time and seasonal owners next door.
- Seasonal and retirement base: within 5 miles, 49.0 percent of residents are 55 or older and 14.2 percent of housing units are seasonal, a pattern that suits secure, climate-controlled storage for part-year residents (ACS 2024).
Location Highlights
- Market Position: Highlands County reached 107,976 residents on April 1, 2025, up 6,741 since the 2020 census; Sebring counts 11,903 residents, Avon Park 9,786 and Lake Placid 2,419.
- Enthusiast / Collector Culture: the raceway's official Luxury Motor Condominium partnership ties the garages to a track that has hosted the 12 Hours since 1952.
- Infrastructure & Recreation: US 27 and US 98 intersect in Sebring, and the airport's commerce park is adding industrial tenants and an aviation training program.
- Market-Specific Factor: the site sits in FEMA Flood Zone X, an area of minimal flood hazard well inland of coastal storm surge, and the developer rates the buildings for 140 mph winds.
- Tax & Quality of Life: Florida levies no personal income tax, and the developer cites a Highlands County multiplier of 0.0158 on assessed value for estimating owners' real estate taxes.
- High Net Worth Concentration: the trade area holds 159 households earning $200,000 or more within 3 miles, 295 within 5 and 491 within 7, so buyers are drawn from well beyond the immediate market.
