East Coast Car Condos Cleared $431 PSF in Q3 2026, Up 13 Percent

East Coast garage and car condos cleared $431 PSF on 33 recorded trades in Q3 2026, second only to Q2's $435 PSF in Storage Condo King's records. Re-sales and units of 1,401 SF and above led, and 470 units are due by year-end.

Storage Condo King recorded 33 garage and car condo trades at $431 PSF across the East Coast in Q3 2026, up 13 percent from $382 PSF in Q3 2025. Coverage runs from Florida through the Southeast, the Mid-Atlantic and the Northeast, and the quarter is the second-highest in the Storage Condo King East Coast records, behind only Q2 2026 at $435 PSF. The quarter recorded $19.1 million of volume at an average sale of $577,000 on 1,311 SF. The trailing 12 months ran 307 trades at $417 PSF, and the trailing 24 months 825 trades at $373 PSF on $394.7 million.

Florida carried the quarter with 27 of the 33 trades, at $448 PSF, and Tennessee, North Carolina, Georgia and Connecticut added the other six. Counties are still recording, so Q3 rests on 33 trades against 148 a year earlier, and the count will grow as late recordings land.

Three Takeaways

  • Second-Best Quarter: $431 PSF trails only Q2 2026 at $435 PSF, after the first three quarters of 2025 ran $322 PSF to $382 PSF.
  • Re-Sales Led: 19 re-sales cleared $472 PSF against $375 PSF for 14 new construction closings, a wider gap than Q3 2025, when re-sales cleared $423 PSF against $361 PSF.
  • Large Units on Top: Units of 1,401 SF and above cleared $508 PSF on 12 trades, against $359 PSF for the 901 to 1,400 SF bucket on 15 trades.

Regional Pricing

Trailing 24 months, October 2024 to September 2026.

Area Unit Sales Avg $ / SF
Florida 749 $380
Northeast 14 $372
Tennessee 23 $319
Georgia 24 $276
North Carolina 15 $252
Total 825 $373

Florida, at 749 trades and $380 PSF, is the clearing level for the coast. Every other area rests on fewer than 25 trades, so the order below Florida is directional: the Northeast figure is mostly Lime Rock Park Garage Condos in Connecticut, where 10 recorded trades averaged $383 PSF. South Carolina, the Gulf South and Kentucky, and the Mid-Atlantic have no priced sales on record in the window yet.

Amenity Tier Segmentation

Q3 2026, with Q3 2025 $ / SF for comparison. Track-Side is circuit anchored product with garage suites fronting a private track. Premium-Tier carries full amenity packages and luxury finishes. Standard-Tier balances functional luxury with mezzanines, private bathrooms and wash bays. Flex-Tier is value oriented product for functional users.

Amenity Tier Unit Sales Avg $ / Unit Avg $ / SF Q3 2025 $ / SF
Track-Side 4 $813,000 $696 $485
Premium-Tier 15 $619,000 $431 $372
Standard-Tier 11 $487,000 $371 $390
Flex-Tier 3 $385,000 $294 $265
Total 33 $577,000 $431 $382

Every tier rests on fewer than 25 trades this quarter, so read the cells as directional. Track-Side is two projects: The Motor Enclave cleared $801 PSF on three trades, and Lime Rock Park Garage Condos added one at $381 PSF. Premium-Tier is the clearest signal, up from $372 PSF to $431 PSF on 15 trades.

Unit Size

Q3 2026, with Q3 2025 for comparison.

Unit Size Unit Sales Avg $ / SF Q3 2025 $ / SF

901 to 1,400 SF 15 $359 $363
1,401 SF and above 12 $508 $409

Large units carried the quarter's gains. The 1,401 SF and above bucket rose from $409 PSF to $508 PSF, while the 901 to 1,400 SF middle of the market held at $359 PSF against $363 PSF a year earlier. Small units still clear a premium to mid-size product, at $454 PSF on six trades. Each bucket rests on fewer than 25 trades, so treat the spread as directional.

What It Means

The quarter held the level Q2 set. Two straight quarters at or above $431 PSF, after the first three quarters of 2025 ran $322 PSF to $382 PSF, say the repricing that showed up in Q4 2025 has held through the summer rather than reversing. Re-sales and large units leading again point to buyers paying up for proven, larger product they can see and drive into today.

The counterweights are recording lag and depth. Counties are still recording the quarter, and outside Florida the coast is thin: six Q3 trades and fewer than 25 per area over 24 months. The 470 units due by year-end are the next test, because a quarterly series built on a few dozen trades moves when hundreds of new units deliver at once. Storage Condo King will extend the regional read as South Carolina, the Gulf South and the Mid-Atlantic record priced sales.
