Location Summary
Leesburg / The Villages; Lady Lake Overview
APEX Auto & RV Vault sits at 3384 West Main Street on the west side of Leesburg, the Lake County seat, positioned as the working gateway between The Villages to the north and the Harris Chain of Lakes to the east. The project is under construction as a 17-suite community of 20-by-50-foot garage suites with 14-foot roll-up doors, a private bathroom in every suite, oversized drive aisles built for coaches, boats, and wide-body vehicles, and an on-site RV dump station, sold as deeded condominium ownership with a $185 monthly association fee.
The immediate trade area is defined by accumulated, asset-based wealth rather than current earnings. The 5-mile median age is 62.4 and 69.0 percent of residents are 55 or older, the corridor's signature retiree profile: a time-rich ownership base for whom a private suite for a classic car, a coach, or a boat is a natural extension of a recreation-centered lifestyle, with The Villages ranking highest among scored Orlando MSA siblings at a 30.4 wealth percentile. At the metro level, the Orlando MSA reached about 2.96 million residents in 2025 growing 1.3 percent a year, and Lake and Osceola counties captured roughly three-quarters of the region's net migration, underwritten by Florida's $20.6 billion net gain in adjusted gross income and the absence of a state income tax.
Access runs along West Main Street, which connects east into downtown Leesburg about 2.5 miles away and west toward Wildwood and Interstate 75. U.S. 27 carries traffic north to Fruitland Park and The Villages' southern districts, roughly 15 to 20 minutes away, and south to Florida's Turnpike, roughly 15 minutes away. Orlando International Airport is a little over an hour southeast, while Leesburg International Airport, a U.S. Customs user-fee field with a 6,300-foot runway, sits about 6 miles and roughly 15 minutes east.
Current Events & Infrastructure
- Venetian Cove Marina rebuild: About 2.5 miles east in downtown's Venetian Gardens, the city broke ground on August 27, 2025 on a $1.1 million replacement marina facility funded by a Legislative Priority Grant and city dollars, alongside a slip expansion adding 42 slips for a total of 86. As of April 2026 the building's structural elements were in place and roofing was underway, and the ramp logged 111 boat launches that month. For this site it means more boat owners within a short tow.
- Leesburg International Airport hangar program: Roughly 15 minutes east, the city approved a $1.8 million, four-unit corporate aircraft hangar building in March 2025, funded with up to $1.4 million in grants and $400,000 in airport funds, and as of April 2026 was designing a taxi lane rehabilitation. Airfield investment supports business-aviation owners who overlap with the collector buyer.
- The Enclave at Lake Geneva: In April 2026 the city commission approved the electric service agreement for a 279-home single-family community west of U.S. 27 and north of Spring Lake Drive, roughly 10 minutes from the site, with a $789,291 bond requirement. It adds new west-side households close to the site.
Key Demand Drivers
Leesburg and the adjacent Villages concentrate retirees and seasonal residents who own a second or third vehicle, a boat, or a motorcoach, yet most live in deed-restricted communities where community rules commonly limit parking an RV or trailer in the driveway and standard garages cannot hold a 40-foot coach. A deeded, secure suite with a private bathroom and a dump station a few minutes from home is the direct answer to that shortfall.
- Leesburg Bikefest: Now 29 years old, the downtown motorcycle festival about 2.5 miles east was expected to draw 70,000 to 100,000 visitors on April 25 to 26, 2026 and generate more than $40 million for the local economy, a clear marker of the area's enthusiast culture.
- Leesburg International Airport: About 6 miles east, the 818-acre field reports 128 based aircraft, including 6 jets and 24 helicopters, and about 82,296 operations in 2022, with 24/7 aircraft rescue and firefighting and a user-fee Customs facility.
- UF Health Leesburg Hospital: About 3.5 miles east, the hospital announced in September 2025 an expanded focus on cardiovascular, orthopedic, stroke, and breast-health care, citing rapid growth across Lake and Sumter counties; it is a major employer and a daily-need anchor for the retiree trade area.
Location Highlights
- MSA Position: The Orlando MSA counted about 2.96 million residents in 2025, and Lake County is one of its two leading growth counties.
- Enthusiast / Collector Culture: Leesburg Bikefest draws up to 100,000 visitors to downtown each April, and Daytona International Speedway, home of the DAYTONA 500 and the Rolex 24, is within a day trip.
- Infrastructure & Recreation: The Harris Chain of Lakes, the marina, and a Customs-equipped airport are all within about 15 minutes.
- Market-Specific Factor: The site is mapped in FEMA Flood Zone X, and its RV and boat focus suits a lake-and-road retiree market.
- Tax & Quality of Life: Florida levies no state income tax, a primary driver of the net $20.6 billion AGI inflow the state recorded in the latest IRS year.
- High Net Worth Concentration: Supabase radius data count 1,212 households earning $200,000 or more within 3 miles, 2,854 within 5 miles, and 3,850 within 7 miles.
