Location Summary
St. Augustine / St. Augustine; St. Johns Overview
The project sits on the U.S. 1 North corridor in unincorporated northern St. Johns County, inside the St. Augustine 32095 ZIP code, positioned as the affluent gateway between historic St. Augustine, about 15 minutes to the south, and the Palencia, World Golf Village, and Nocatee growth belt to the north and west. St. Johns County has added roughly a quarter of its population since 2019 to reach 334,298 residents in 2024, with median household income near $100,000, and Florida's absence of a state income tax continues to pull high-earning households from higher-tax states into the First Coast.
The immediate trade area is established rather than emerging. Within five miles, 26.8 percent of households earn $150,000 or more and 76.1 percent of homes are owner-occupied, and the site ranks at 5.1 on SCK's portfolio-relative Wealth Index, with median home values above $420,000 at every radius. The corridor's buyer pool of relocating executives, golf households, and active adults is the core audience for secure, climate-controlled garage suites.
Access is direct. U.S. 1 fronts the site, International Golf Parkway connects west to Interstate 95 in roughly 10 minutes, and the St. Augustine Airport lies about 2.5 miles southeast, a five minute drive. Jacksonville International Airport is roughly 50 minutes north via I-95.
Current Events & Infrastructure
- State Road 16 and International Golf Parkway improvements: St. Johns County broke ground on August 25, 2025 on a $25 million project widening SR 16 from two to four lanes between International Golf Parkway and County Road 2209, with sidewalks, new drainage, and a signal. The work was about 70 percent complete in September 2026, with a new eastbound traffic pattern starting around October 1 and completion targeted for early spring 2027. The corridor sits about 7 miles west of the site, roughly 12 minutes, and relieves the main westbound route toward the I-95 retail and outlet node.
- U.S. 1 North family entertainment proposal: A developer under contract for 7250 and 7280 U.S. 1 North, about half a mile south of International Golf Parkway and roughly one mile north of the site, proposed a two-story, 54,000 square foot entertainment complex with two 18-hole courses and 32,000 square feet of indoor space; the parcel was listed at $2,899,000 and the plan went to county development review in August 2025, pending rezoning. It signals continued commercial infill on the site's own frontage road.
Key Demand Drivers
Northern St. Johns County is built around gated golf and waterfront neighborhoods where HOA rules and typical two-bay garages leave little room for a collection, a boat trailer, or a project car. That gap between household wealth and on-site space is exactly what drives demand for private, climate-controlled garage suites a few minutes from home.
- St. Augustine Airport: About 2.5 miles southeast, the airport offers an 8,000 foot runway, an Atlantic Aviation FBO and lounge, on-site customs for international arrivals, and 24 hour operations. The authority cut the ribbon on 19 new T-hangars in spring 2026 and is exploring aerospace manufacturing expansion with Northrop Grumman, adding aviation owners who already think in terms of hangar-style storage.
- Wings & Wheels at St. Augustine Airport: The February 28, 2026 edition gathered more than 400 classic and exotic automobiles alongside more than 60 aircraft, five minutes from the site, making it the most direct local expression of collector-car culture on this corridor.
- Palencia and The Palencia Club: Palencia's gated golf community lies a few minutes north along U.S. 1 and the Intracoastal Waterway. Its club, opened in May 2002, is anchored by a 7,071 yard Arthur Hills championship course, a 400 yard double-sided range, three pools, and a 30 acre park system, sustaining a deep base of affluent owner households within an easy drive.
- St. Johns County wealth base: The surrounding county, ranked among Florida's wealthiest with median household income near $100,000 and job growth of 22.5 percent from 2019 to 2024, keeps replenishing the pool of executive and retiree households that buy luxury garaging.
Location Highlights
- MSA Position: Southern anchor of the Jacksonville MSA, a metro of about 1.76 million that grew roughly 9.6 percent from 2020 to 2024 (inherited from platform region overview).
- Enthusiast / Collector Culture: Wings & Wheels at the neighboring airport and the St. Johns golf culture around Palencia and World Golf Village.
- Infrastructure & Recreation: Direct U.S. 1 frontage, International Golf Parkway access to I-95, a jet-capable 8,000 foot runway 2.5 miles away, and Intracoastal Waterway boating minutes east.
- Market-Specific Factor: A corridor of newer gated golf and waterfront neighborhoods where garage capacity and HOA restrictions cap what owners can keep at home.
- Tax & Quality of Life: No state income tax, top-rated public schools, and historic St. Augustine's dining and tourism economy 15 minutes south.
- High Net Worth Concentration: 476 households earn $200,000 or more within 3 miles, 1,602 within 5 miles, and 4,215 within 7 miles, a depth that more than doubles to 10,568 by 10 miles as the trade area reaches the county's northern golf communities; 16.7 percent of households within 5 miles keep three or more vehicles.
