Location Summary
Spring Hill / Spring Hill; Brooksville Overview
The site sits at Trenton Avenue and Forest Drive in western Spring Hill, just off the US 19 (Commercial Way) corridor that serves as the Gulf-side commercial spine of Hernando County. The sponsor markets planned climate-controlled garage suites of roughly 1,000 square feet with private mezzanines, in-unit baths, wash bays and RV and boat capability, and its site advertises pre-construction reservations; the project remains in pre-development. The location reads as a practical, access-led address between the Gulf coast recreation corridor to the west and the Suncoast Parkway to the east, rather than a trophy address.
Hernando County sits at the northern edge of a Tampa MSA that reached about 3.38 million residents in 2024, and Florida led every state with a net $20.6 billion gain in migrating adjusted gross income, the tailwind that pushes space-seeking households north out of the costlier Bay core. Within that frame, the Spring Hill; Brooksville corridor is a value-oriented, price-sensitive market of roughly 210,000 county residents with a 21.7 portfolio wealth percentile, and its buyers skew toward boat, RV and automotive hobbyists who want garaging space at inland land costs.
Access runs north and south along US 19 to Weeki Wachee and Pasco County, and east via Spring Hill Drive and County Line Road to the Suncoast Parkway (SR 589), part of the roughly 70 continuous miles of limited-access highway linking Hernando to Tampa, with the northward extension now in right-of-way acquisition. Tampa International Airport lies about 35 miles straight-line to the south by way of the parkway.
Current Events & Infrastructure
- County Line Road widening: Hernando County commissioners approved a letter of understanding with Pasco County on May 26, 2026 to fund a $65 million four-lane widening of County Line Road from east of Mariner Boulevard to west of the Suncoast Parkway, with $10 million from each county, $20 million sought from FDOT and a State Infrastructure Bank loan covering the balance; design is underway, right-of-way is targeted for July 2028 and construction funding for July 2030. The improved segment begins roughly 4 to 5 miles southeast of the site and will ease the project's secondary route to the parkway.
- Brooksville-Tampa Bay Regional Airport infrastructure grant: About 10 miles east of the site, the county-owned airport secured a $13.6 million U.S. Economic Development Administration award in July 2026, plus $750,000 in state match funding, to build roads, drainage, utilities and electrical service across about 600 acres of aviation development land and convert a 5,000-foot former runway into a taxiway able to handle wide-body aircraft. For the site, it signals a growing base of aviation and aerospace employment within a 20-minute drive.
Key Demand Drivers
In a trade area built largely around single-family subdivisions, lot sizes and neighborhood rules often leave little room for boats, RVs, trailers and project cars. An aging, hobby-oriented population with time for the water and the road is exactly the owner profile that needs secure, climate-controlled space off the home lot, which is the gap the project's garage suites are designed to fill.
- Weeki Wachee Springs State Park: Roughly 4 miles north-northeast along US 19, the park drew 289,180 visitors in fiscal 2024 to 2025 and generated about $37.8 million in direct economic impact supporting 530 local jobs. It anchors the Weeki Wachee River paddling and boating scene that feeds local demand for trailer and watercraft space.
- Brooksville-Tampa Bay Regional Airport general aviation: County commissioners approved a lease with American Aviation Inc. in 2025 for three new hangars to be built over three years on six acres, alongside a separate $3 million state grant for an airframe and powerplant mechanic training campus. Aircraft owners and mechanics are a natural crossover audience for private garage space about 10 miles west of the field.
- Shady Hills Road townhome community: About 5 miles southeast of the site, just south of County Line Road in Pasco County, the CL Shady Hills master planned development proposes 160 platted townhomes on 24.11 acres, recommended for approval by the Pasco Planning Commission in October 2025 with build-out anticipated by 2031; pricing has not been disclosed. Attached product with limited garaging adds to the pool of households lacking room for recreational equipment.
Location Highlights
- MSA Position: Northern gateway of a Tampa MSA of about 3.38 million residents that grew about 6.3 percent from 2020 to 2024, more than double the national rate.
- Enthusiast / Collector Culture: Spring-fed rivers, Gulf access and a general aviation airport within about 10 miles support a hands-on boating, RV and aviation hobby base.
- Infrastructure & Recreation: US 19 corridor access, a Suncoast Parkway link to Tampa, and the $65 million County Line Road widening in design.
- Market-Specific Factor: A value-driven, access-led corridor where the parkway extension and coastal price pressure are expected to thicken the buyer pool over time.
- Tax & Quality of Life: No state personal income tax, with Florida leading the nation in net inbound adjusted gross income.
- High Net Worth Concentration: The trade area is thin on top-end wealth, with 608 households earning $200,000 or more within 3 miles, 1,252 within 5 miles and 2,353 within 7 miles, consistent with a hobby-utility rather than trophy positioning.
