Location Summary
Yulee / Fernandina Beach; Yulee Overview
North Florida Motorsports Park is a planned 600-acre automotive lifestyle destination in northern Nassau County, set on undeveloped timberland off County Road 108 west of Interstate 95, near the Florida Welcome Center and a short run south of the Georgia line. The master plan centers on a racetrack designed by Bobby Rahal, the 1986 Indianapolis 500 winner and International Motorsports Hall of Fame inductee, surrounded by trackside residences, on-site villas, climate-controlled collector garages, a private membership club, a public karting track, a hotel, spa, and conference center, an RV park, a shooting club, and a watersports lake with a marina. The project is proposed, not built: the land, owned by Rayonier through Rayonier Forest Resources LP, must be rezoned from Open Rural to Planned Unit Development and secure a St. Johns River Water Management District environmental resource permit before civil plans go to the county, with a first phase targeted within about two years of the December 2025 announcement.
Positioning is that of a destination gateway between Amelia Island and the Jacksonville metro rather than a neighborhood address. The Jacksonville MSA reached roughly 1.76 million residents in 2024, up about 9.6 percent since 2020, and Florida's absence of a state income tax keeps pulling high-earning households into the First Coast. Within the corridor, Yulee is Nassau County's growth valve for new rooftops and retail, while established Amelia Island resort wealth, home to the region's signature collector-car weekend each March, sits roughly 25 to 30 minutes east of the site.
The immediate trade area is rural and thin, so the buyer pool is a drive-to one: collectors from Amelia Island, Ponte Vedra, and the Jacksonville urban core, plus southeast Georgia. Access is the site's strength, with I-95 a few minutes east, the Yulee commercial spine on State Road 200 roughly 15 minutes south, and Jacksonville International Airport about 25 to 30 minutes south via I-95.
Current Events & Infrastructure
- Subject entitlement path (on site): Developers said in January 2026 that a rezoning request would be filed within about six months, followed by water management district permitting and county development review, with a first phase targeted roughly two years from the December 10, 2025 announcement. No project cost has been disclosed. For this site, the rezoning outcome is the single gating item for every trackside component, including the collector garages.
- Signature Land I-95 / US 17 acquisition (about 5 to 10 minutes east): A Jacksonville investor recorded the purchase of more than 150 acres at the US 17 and I-95 interchange (Exit 380) for $2 million on August 17, 2026, with plans for truck parking and more than 500,000 square feet of tilt-wall industrial space; timing is unconfirmed. It signals the northern I-95 interchanges in Nassau County are moving from timberland to employment uses, adding daytime population near the site.
Key Demand Drivers
The subject is its own anchor: a membership track with trackside garages converts a driving hobby into a place, and owners who want secure, climate-controlled space beside the circuit cannot replicate that at a home in Yulee or on Amelia Island. The drivers below widen the surrounding base of employment, retail, and visitors.
- Racetrack and club program (on site): The Bobby Rahal-designed circuit anchors 600 acres of planned amenities spanning a public karting track, hotel, spa, conference center, and marina lake, giving garage owners track time, hospitality, and event programming in one gated campus.
- Signature Land industrial site (about 5 to 10 minutes east): More than 500,000 square feet of planned tilt-wall industrial space on 150-plus acres at I-95 Exit 380.
- Shoppes at Yulee (about 15 minutes southeast): A proposed retail center on roughly 30 acres along State Road 200 west of I-95, anchored by a 175,360-square-foot supercenter; the plan requires a rezoning and comprehensive plan amendment and was pending before the county in 2025.
- White Oak Conservation (about 15 to 20 minutes northeast): An AZA-accredited conservation and research center on the St. Marys River in Yulee, founded in 1982 and owned since 2013 by TWF Conservation, whose global program protects about 40 percent of the world's remaining rhino population; it draws a philanthropic, high-net-worth visitor and donor audience to northern Nassau County.
Location Highlights
- MSA Position: Northern edge of a Jacksonville metro of about 1.76 million residents growing several times faster than the nation.
- Enthusiast / Collector Culture: A professional-grade circuit designed by a Hall of Fame driver, within a half hour of the Amelia Island collector-car calendar.
- Infrastructure & Recreation: Direct I-95 access near the Florida Welcome Center, with a planned marina lake and karting on site.
- Market-Specific Factor: Entitlement risk is the key variable; the site is timberland today and every component depends on the PUD rezoning.
- Tax & Quality of Life: No state income tax and a coastal Nassau County lifestyle anchored by Amelia Island resorts.
- High Net Worth Concentration: The immediate area is thin, with 53 households earning $200K+ within 3 miles, 145 within 5 miles, and 413 within 7 miles, confirming that buyers will come from Amelia Island and greater Jacksonville rather than the surrounding rural tract.
