Location Summary
Vero Beach / Vero Beach; Sebastian Overview
The project is planned for 460 3rd Lane SW in south Vero Beach, near the U.S. 1 corridor and less than a mile north of Oslo Road, on the mainland between the south barrier island clubs to the east and the growing south county residential belt to the west. The Sebastian to Vero Beach metro counted 173,013 residents as of April 2025, and Florida led every state with a net $20.6 billion in adjusted gross income arriving from other states in the latest IRS filing year, a flow that feeds the region's barrier-island and waterfront submarkets. Within the region, the Vero Beach and Sebastian corridor carries a trade-area wealth percentile of 43.5, second only to Stuart, with barrier-island homes generally starting above $2 million.
The corridor's buyer is estate-oriented and seasonal: second-home and retiree households with collector vehicles, boats, and long absences that make climate-controlled, secure space a preservation need as much as a convenience. The immediate trade area is more mainland and mid-market than the island, with a 5-mile median household income of $61,475 and a median age of 47.5, but it sits within a short drive of the south island clubs whose members are the natural buyers for premium garage suites. As a Pre-Development project, the community is planned and proposed; it is not built or selling.
Access is straightforward. U.S. 1 lies close by, the 17th Street bridge to the south barrier island lies about 2 miles north, and Vero Beach Regional Airport is roughly 4.5 miles north, about a 10 minute drive. A new Oslo Road interchange will soon give the site direct interstate access.
Current Events & Infrastructure
- I-95 at Oslo Road interchange and widening: A $95 million program, funded with $61 million federal, $28 million state, and $6 million county dollars, is building a new partial cloverleaf interchange at I-95 and Oslo Road about 6.5 miles west of the site and widening Oslo Road from two to four lanes. As of February 2026 officials reported both pieces ahead of schedule, with the road widening expected by the end of 2026 and the interchange in early 2027. For this site it means a direct four-lane run of roughly 10 minutes from the interstate.
- Vero Classical School expansion: A school campus expansion at 58th Avenue and Oslo Road, about 4.5 miles west on the same corridor, was slated to open in August 2026 (local real estate commentary; treat as indicative).
Key Demand Drivers
South Vero Beach pairs private yacht and golf clubs, where members hold boats, club cars, and second vehicles, with a wave of new single-family neighborhoods whose two-car garages leave little room for a collector car or a weekend toy. That gap between the vehicles affluent households own and the enclosed space their homes provide is the core demand case for climate-controlled garage suites in south Vero Beach.
- The Moorings Yacht and Country Club: A 500-acre member-owned club community on the south barrier island, about 15 minutes east by way of the 17th Street bridge, with 36 holes of golf including a Pete Dye design, a 52-slip marina at Spyglass Harbor, and residences listed from about $350,000 for condominiums to $7 million for homes.
- Vero Beach Country Club: Founded in 1924, the club occupies more than 100 acres with an 18-hole championship course about 2 miles north of the site (local real estate commentary).
- Emerson Oaks by DiVosta: A 171-home neighborhood on 43rd Avenue south of Oslo Road, about 4 miles southwest, with homes of 1,880 to 2,628 square feet priced from the high $400,000s to $800,000; the land closed in December 2024, groundbreaking was planned for summer 2025, and buildout is targeted for about 2028.
- Costa Pointe by DiVosta: A community of 60-plus homes on 11th Drive in central Vero Beach, about 4 miles north, which opened for sales in 2024 and recorded 50 sales that year, 70 percent to local buyers.
Location Highlights
- MSA Position: The Sebastian to Vero Beach metro reached 173,013 residents in 2025 inside a four-metro region of about 2.15 million growing roughly three and a half times the national pace.
- Enthusiast / Collector Culture: Yacht clubs, private golf, and a discreet, quality-driven collector culture define the south island, while Daytona International Speedway anchors the region's motorsports calendar.
- Infrastructure & Recreation: Proximity to U.S. 1, a 2-mile run to the 17th Street bridge and the south beaches, and the new Oslo Road interchange 6.5 miles west.
- Market-Specific Factor: Seasonal owners leave vehicles and boats for months at a time, so hurricane-rated, climate-controlled space that can be secured and monitored while owners are away carries a premium over open or carport parking.
- Tax & Quality of Life: Florida levies no state income tax on wages, retirement income, or capital gains, the decisive factor in the region's inflow of high earners.
- High Net Worth Concentration: Supabase radius data show 764 households earning $200,000 or more within 3 miles, 1,245 within 5 miles, and 2,118 within 7 miles.
