Location Summary
Orlando / Lake Nona; Sunbridge Overview
The Motor Enclave Orlando is a planned motorsport club community with private garage suites, track access, and concierge services, tracked by SCK at 300 garage units in the Lake Nona; Sunbridge submarket of southeast Orange County. The project is in pre-development: the sponsor's Orlando page describes the development only as "coming soon" and publishes no address, acreage, track specification, or pricing, and a May 2026 Florida Trend profile of the sponsor reported plans for another track development "at an undisclosed site in Orlando". Because the exact parcel is not public, every distance in this report is measured from Lake Nona Town Center, the corridor's commercial center near SR 417 and Lake Nona Boulevard, and should be re-measured once the site is disclosed.
The corridor is the metro's southeast growth frontier, two master plans running south and east from Orlando International Airport along SR 417, and it is home to the region's Medical City health and life sciences cluster. The Orlando MSA reached about 2,957,672 residents in 2025, growing 1.3 percent a year against Florida's 0.8 percent, and Florida led all states in net income in-migration in the latest IRS data. The local buyer pool skews toward physicians, researchers, corporate relocations, and airport-adjacent business owners, a younger and more professionally employed profile than Orlando's legacy luxury enclaves, plus a growing active-adult cohort with time and income for collector vehicles.
Access is the corridor's structural advantage. SR 417 and the SR 528 Beachline connect Lake Nona Town Center to Orlando International Airport, about 8 miles and 12 to 15 minutes north, and to I-4 and the attractions corridor to the west. For a membership-driven track product, a location minutes from one of the nation's busiest airports widens the draw from local owners to out-of-market members who fly in for track days.
Current Events & Infrastructure
- Siemens Energy relocation to Lake Nona Town Center: Siemens Energy announced in August 2025 that it will move its Orlando operations, which employ nearly 3,000 people, from Alafaya Trail into a 242,000-square-foot Class A office building at 6876 Marwick Lane in Lake Nona Town Center, with the move planned for 2027. The building sits at the reference point for this report. For the project, it concentrates thousands of engineering and executive paychecks within a short drive of the likely site, precisely the salaried, vehicle-oriented professional the product targets.
Key Demand Drivers
Lake Nona is being built around high-income employment rather than second homes. Professionals who relocate here for medical, research, or corporate roles and own more vehicles than a primary residence can comfortably garage are the natural buyer for a secure, climate-controlled garage suite, and track access adds an experiential reason to own one that a conventional garage cannot match.
- AdventHealth Lake Nona: a $423 million, 10-story hospital on a 25-acre campus at 10999 Narcoossee Road, about 3 miles northeast of Town Center; construction began in May 2024 with opening slated for 2026, 80 beds at opening expandable to 320, and a medical office building and retail on site.
- Lake Nona education and research cluster: more than 16,000 students attend 15 institutions within Lake Nona, including the UCF Health Sciences Campus, the UF Research and Academic Center, and a Valencia College campus, about 1 to 2 miles from Town Center, with more than 500,000 college students inside a 30-mile radius.
- Lake Nona Town Center hospitality core: the 100-acre, open-air Town Center is planned for 4 million square feet of shopping, dining, and entertainment and includes the Lake Nona Wave Hotel, with more than 5,400 square feet of meeting and event space, and a 200-room dual-branded Courtyard and Residence Inn, a ready base for visiting members, events, and track-day guests.
Location Highlights
- MSA Position: the Orlando MSA is Florida's numeric growth leader at about 2.96 million residents and 1.3 percent annual growth.
- Enthusiast / Collector Culture: the project would itself be the corridor's motorsport anchor; the submarket otherwise has no motorsport venue, so enthusiast demand here is organic, and Daytona International Speedway is about an hour northeast of the metro.
- Infrastructure & Recreation: SR 417, the Beachline, and the airport give the corridor regional and national reach, and Town Center adds dining, hotel, and wellness amenities.
- Market-Specific Factor: a track product needs land, entitlement, and sound separation that only greenfield edges such as southeast Orange County and northeast Osceola County can still offer at scale; the site and its approvals are the key diligence items for this pre-development project.
- Tax & Quality of Life: Florida has no state income tax, the leading driver cited for high-earner relocation into the state.
- High Net Worth Concentration: radius demographics and the Wealth Index for this project are pending because the site coordinates are not yet established; the corridor's affluence is anchored by the professional employment base described above.
