Location Summary
Fort Myers / Fort Myers; Cape Coral Overview
The site at 406 Danley Drive sits on the south edge of Page Field, Fort Myers' general aviation airport, about a quarter mile east of US 41 (South Cleveland Avenue) in central Fort Myers. It is a close-in gateway between the historic McGregor Boulevard and River District neighborhoods to the north and the Cypress Lake and South Fort Myers commercial belt to the south, with Colonial Boulevard about 1 mile north leading east to Interstate 75 and Southwest Florida International Airport (RSW) roughly 15 minutes southeast. Cape Coral to Fort Myers counts about 875,600 residents after 15.1 percent growth from 2020 to 2025, and Florida's lack of a personal income tax keeps drawing retirees and relocating professionals to the metro.
The five-mile trade area is dense, with about 143,600 residents and 5,617 households earning $200,000 or more, anchored by older waterfront and golf-course neighborhoods along McGregor Boulevard and the Caloosahatchee. The corridor prices at a $263 per square foot trailing-twelve-month platform median with 5.0 percent annualized five-year appreciation, the value end of the region, and its buyers skew toward practical ownership of multiple vehicles, trailered boats and recreational vehicles.
Current Events & Infrastructure
- Fort Myers Police Department Headquarters: The city broke ground on September 22, 2026 on a $147.2 million, 182,000 square foot headquarters on an 8.5-acre Midtown site at 2150 Fowler Street, about 4 miles north, with Wharton-Smith holding a $109.1 million construction contract and completion targeted for late summer 2028. City officials frame it as a civic anchor for private redevelopment across Midtown, alongside a multiphase streetscape program and talks over a sports fieldhouse at City of Palms Park.
- Dr. Ann Murphy Knight S.T.A.R.S. Complex: The City of Fort Myers filed a $6.68 million interior renovation of its recreation complex at 2980 Edison Avenue, about 3 miles north, in June 2026, and its capital plan also proposes a Category 3 hurricane-shelter addition. Public reinvestment of this kind is steadily raising the quality of the older neighborhoods between the site and downtown.
Key Demand Drivers
Central Fort Myers is built out with older single-family lots, canal homes and condominiums that rarely offer room for a third car, a boat or a coach, and the neighborhoods closest to the river often carry association rules on what can be kept at the house. Owners who fly, boat or collect need secure, climate-controlled space within a few minutes of home, and collector garages beside a working airfield answer that directly.
- Page Field (FMY): Directly north of the site, the Lee County Port Authority's general aviation airport and FAA-designated reliever for RSW logged more than 160,000 aircraft operations in 2025, bases more than 350 aircraft and generates $465 million in annual economic impact with 3,400 jobs. Its Base Operations FBO complex and a multi-use hangar added in 2019 serve a steady base of aircraft owners whose interests overlap with collector-vehicle ownership.
- Costco warehouse on Colonial Boulevard: About 2 miles northeast, Costco began site work in August 2026 on a new warehouse on a 55-acre site between Metro Parkway and Plantation Road that it bought for $55 million in May 2026; the store will be more than 20,000 square feet larger than its existing Cypress Lake Drive location. A new regional retail anchor raises traffic and visibility along the site's side of central Fort Myers.
- Edison and Ford Winter Estates: About 4 miles north-northwest at 2350 McGregor Boulevard, the riverfront winter homes of Thomas Edison and Henry Ford draw more than 200,000 visitors a year across more than 20 acres of historic buildings and gardens and host antique car shows. It is the region's signature link between Fort Myers and early American automotive history.
Location Highlights
- MSA Position: Cape Coral to Fort Myers counts about 875,600 residents, and the metro grew 15.1 percent from 2020 to 2025.
- Enthusiast / Collector Culture: A general aviation airfield next door, the Edison and Ford legacy and antique car shows 10 minutes north, and a deep boating culture along the Caloosahatchee and Cape Coral canals.
- Infrastructure & Recreation: US 41 frontage, Colonial Boulevard to I-75 and a roughly 15-minute drive to RSW, where a roughly $1.1 billion Terminal E expansion is targeted for 2027.
- Market-Specific Factor: Owners who weathered recent hurricanes increasingly want hardened, enclosed space for high-value vehicles and boats, and central Fort Myers' older housing stock rarely provides it.
- Tax & Quality of Life: Florida levies no personal income tax, and the state again led the nation in net adjusted gross income in-migration in the latest IRS filing year.
- High Net Worth Concentration: About 2,311 households within three miles, 5,617 within five miles and 8,712 within seven miles earn $200,000 or more, deep support for a 26-unit offering.
