Location Summary
Jacksonville / Orange Park Overview
The Paddocks is a planned premium collector-garage community at 7215 Golden Wings Road on Jacksonville's southwest side, a cleared commercial parcel on the Roosevelt Boulevard (US 17) corridor directly across from Naval Air Station Jacksonville. The project is in pre-development with delivery targeted for 2027; the planned program pairs block-built garage suites with 14-foot-plus roll-up doors, climate control, high-amp electrical service, gated security, and an owners' clubhouse with social programming. Nothing on site is built or closing today.
The address is a gateway between two of the metro's most established pockets of wealth: the riverfront estates of Ortega and the Timuquana and Florida Yacht Club set roughly 5 to 10 minutes north, and the Orange Park suburbs of northern Clay County about 10 minutes south. Metro context is supportive: the Jacksonville MSA reached roughly 1.76 million residents in 2024, up about 9.6 percent since 2020, and the urban core's financial-services employers, including JPMorgan Chase, Bank of America, and Fidelity, anchor a deep white-collar buyer base. Within SCK's Jacksonville coverage, this corridor carries by far the largest trade area, about 157,190 people, and the highest portfolio-relative wealth percentile of the four submarkets at 73.9, so demand here is broad rather than boutique.
Access is direct. US 17 runs past the front of the site, with the I-295 beltway about 5 minutes south at the southern end of Roosevelt Boulevard, downtown Jacksonville roughly 15 to 20 minutes north, and Jacksonville International Airport about 30 to 35 minutes north via I-95. A commercial listing for the parcel cites more than 30,000 vehicles a day passing the site on US 17, a figure offered by the seller's broker rather than a traffic agency.
Current Events & Infrastructure
- NAS Jacksonville P620 engine test cell (across US 17): Naval Facilities Engineering Command Southeast solicited a firm-fixed-price construction contract for a new engine test cell facility at the air station, posted July 28, 2025, with proposals closing in late November and early December 2025; the contract value has not been published. For the site, it is another capital commitment to the aviation maintenance mission directly across the road, the employment base that most shapes this address.
- Roosevelt Boulevard frontage (at the site): US 17 forms the western border of NAS Jacksonville with three gates along the base, placing the parcel on a commuter corridor that links Orange Park to Riverside and downtown. Visibility and daily drive-by exposure are a marketing asset for a club-style garage program.
Key Demand Drivers
Much of the housing within a short drive, from century-old Ortega homes to base-adjacent suburban product, was not designed around multi-vehicle collections, leaving little room for a second or third vehicle, a boat tow rig, or a collector car. Secure, climate-controlled garage suites a few minutes from home answer that shortfall.
- Naval Air Station Jacksonville (across US 17): The installation employs more than 50,000 civilian employees, contractors, and active-duty personnel, and its Fleet Readiness Center Southeast, with more than 5,000 workers, is described as the largest employer in Northeast Florida and southern Georgia. Military installations across Duval County support 68,060 jobs and $9.1 billion in gross regional product, about 17 percent of the county economy.
- Old Ortega Historic District (about 5 to 10 minutes north): A riverfront peninsula developed from 1902 with financing from J. Pierpont Morgan, designated a historic district in 2004 covering 4,500 acres and 597 historic buildings; it remains one of the city's most affluent addresses.
- Timuquana Country Club and Florida Yacht Club (about 5 to 10 minutes north): Timuquana's course was designed by Donald Ross, and the Florida Yacht Club, co-founded by William Astor, operates from a 1928 clubhouse on the St. Johns River; both concentrate long-tenured, high-net-worth membership within a short drive of the site.
- Huckins Yachts on the Ortega River (about 10 minutes north): The builder produces vessels from 35 to nearly 100 feet across the river from Ortega, and many neighborhood residents own them, reflecting a boating and collector culture that translates directly to demand for secure space for toys and tow vehicles.
Location Highlights
- MSA Position: Core of a Jacksonville metro of about 1.76 million residents, growing several times faster than the nation.
- Enthusiast / Collector Culture: Yachting and club life in Ortega, plus the region's signature collector-car weekend on Amelia Island each March, about an hour north.
- Infrastructure & Recreation: US 17 frontage, I-295 access about 5 minutes south, and St. Johns River boating a few minutes east and north.
- Market-Specific Factor: A large military and defense-contractor workforce directly across the road supports demand for flexible, secure space for vehicles and equipment.
- Tax & Quality of Life: No state income tax and one of the Southeast's larger financial-services employment centers.
- High Net Worth Concentration: Households earning $200K+ number 889 within 3 miles, 4,963 within 5 miles, and 11,415 within 7 miles, depth that builds quickly as the radius reaches Ortega, Avondale, and Orange Park.
