Location Summary
Fort Myers / Fort Myers; Cape Coral Overview
The project fronts South Tamiami Trail (US 41) in south Fort Myers, just south of the Alico Road intersection, on the growth seam between the Fort Myers core and the Estero and Bonita Springs coast. It is the affluent gateway between Lee County's commercial center and the Naples-facing luxury corridor to the south, with Florida Gulf Coast University, the Alico Road employment district, and Southwest Florida International Airport all a short drive east. Within the region, the Fort Myers; Cape Coral corridor anchors a metro that grew 15.1 percent from 2020 to 2025, fed by no-income-tax in-migration that brought Florida about $20.6 billion in net adjusted gross income in the latest IRS filing year.
The trade area is younger and more family-weighted than the coastal retirement enclaves, with a practical, boat- and truck-oriented ownership base. Corridor demand leans toward high-utility ownership among collectors, enthusiasts, and boat and RV owners, and owners who weathered recent storms now prioritize hardened, enclosed space. Platform data places the corridor at a $263 per square foot trailing-twelve-month median with 5.0 percent annualized five-year appreciation, the value entry point of the regional market.
Access is direct: US 41 runs north to downtown Fort Myers and south to Estero, Bonita Springs, and Naples, while Alico Road leads about 15 minutes east to I-75 and the airport, where the $1.1 billion Terminal E expansion is under way.
Current Events & Infrastructure
- Trailside at Dia Crossing: About 1 mile north at US 41 and Alico Road, Ryan Companies' 350-unit, eight-building apartment community had all eight residential building permits issued by August 21, 2026, including a 56-unit, $8.1 million Building 3, with move-ins expected in the first quarter of 2027. It adds hundreds of households within a two-minute drive of the site.
- US 41 at Six Mile Cypress Parkway and Gladiolus Drive: About 4 miles north, Lee County is weighing three fixes for this failing intersection, a $70 million continuous-flow design, an $88.6 million road conversion, or a $114.2 million overpass; design was not yet funded as of December 2025. Any of the options would materially shorten the site's northbound trip to Fort Myers.
- Oriole Logistics Center, Building 3: A $9.5 million, 152,814 square foot spec shell permitted in September 2026 about 5 minutes north brings the business park to roughly 442,000 square feet. It extends the flex and logistics employment base that sits beside the site.
Key Demand Drivers
South Fort Myers and Estero are adding apartments, luxury towers, and campus jobs faster than enclosed space. New multifamily and high-rise residences typically carry limited assigned parking, leaving boats, trailers, collector cars, and RVs without a secure home; climate-controlled, RV- and boat-capable garage suites close to US 41 answer that gap directly.
- The Ritz-Carlton Residences, Estero Bay: About 15 minutes south in the 500-acre Saltleaf community, London Bay's two 22-story towers hold 224 residences of 2,628 to 3,885 square feet; project sales have passed $750 million, the South Tower opened in March 2026, and the North Tower topped out in September 2026 for 2027 delivery.
- Coconut Road mixed-use (Estero): About 12 minutes south across from Coconut Point, FRP Development and Woodfield Development began vertical construction on a 296-apartment first phase with 30,000 square feet of retail, backed by an $81.5 million loan, with first units in the third quarter of 2027 and 600 apartments plus a 190-room hotel planned at build-out.
- Florida Gulf Coast University, Marieb Hall South: About 12 minutes east, the $117 million, roughly 158,000 square foot health sciences building, the largest academic building on campus, broke ground in April 2026 and targets 2028 completion.
- Manhattan Construction regional headquarters: About 12 minutes northeast near the airport, a $15 million, 53,000 square foot office consolidating about 300 jobs broke ground in April 2026 for April 2027 completion.
- Bell Tower Shops: About 10 minutes north, a $6.58 million recliner conversion and lobby renovation of the 20-screen, 97,710 square foot cinema was permitted in August 2026, reinvestment in the corridor's main open-air dining and entertainment anchor.
Location Highlights
- MSA Position: The Cape Coral to Fort Myers metro grew 15.1 percent from 2020 to 2025, among the fastest-growing in the nation.
- Enthusiast / Collector Culture: Estero Bay, Gulf-access canals, and a year-round driving and cruising climate keep boats, trucks, and collector cars in constant use.
- Infrastructure & Recreation: Direct US 41 frontage, Alico Road access to I-75, and a funded airport terminal expansion 15 minutes east.
- Market-Specific Factor: Post-storm owners favor impact-rated, climate-controlled, gated space for high-value vehicles and vessels, the profile the project delivers.
- Tax & Quality of Life: Florida levies no individual income tax, the structural draw behind sustained Midwest and Northeast migration to the Gulf Coast.
- High Net Worth Concentration: Platform data counts 1,381 households earning $200,000 or more within 3 miles, 2,612 within 5 miles, and 6,580 within 7 miles, and nearly one in four households within 5 miles earns $150,000 or more.
