Location Summary
Fort Myers / Fort Myers; Cape Coral Overview
The project is a planned 63-unit collector garage community at 14702 Tarmac Court in south Fort Myers, set in the airport commerce district between Daniels Parkway and Alico Road, roughly 2.4 miles west of the Southwest Florida International Airport (RSW) terminal. The site sits at the seam between the county's fastest-maturing employment corridor and the gated golf and lakefront neighborhoods that line Daniels Parkway, Treeline Avenue, and the Six Mile Cypress corridor, positioning the community as the practical, well-located option for owners who live along the Daniels and I-75 spine and want enclosed, secure space minutes from home. The sponsor's earlier phases on the same address give the location an established identity with local owners.
Metro context is inherited from the platform's parent reports: the Cape Coral to Fort Myers metro reached 875,607 residents in 2025 after growing 15.1 percent since 2020, roughly five times the national pace, powered by Florida's absence of a personal income tax and continued net income in-migration. Within the SCK portfolio, the Fort Myers; Cape Coral submarket prices at a $263 per square foot trailing-twelve-month median, the value end of the region, with 5.0 percent five-year annualized appreciation and a buyer base weighted toward boat, RV, and multi-vehicle households constrained by lot-coverage and association rules at home.
Access is the site's defining strength. The Daniels Parkway interchange on I-75 (Exit 131) is about 2 miles northeast, the Alico Road interchange and its regional retail node about 3 miles south, and RSW, which the region's parent report covers in full, is a five-minute drive, a real convenience for seasonal and fly-in owners.
Current Events & Infrastructure
- I-75 at Daniels Parkway Interchange (Exit 131): FDOT is converting the interchange about 2 miles northeast of the site into a diverging diamond, rebuilding the I-75 ramps, adding pedestrian and bicycle facilities and new signals, and resurfacing Daniels Parkway through the work zone, at an estimated construction cost of about $42.8 million. Construction started in early 2026 and is scheduled to finish in summer 2028. For this site the project removes the main peak-hour bottleneck between the community and the interstate.
- Treeline Avenue at Daniels Parkway Intersection: Lee County began a $3 million redesign of the Treeline and Daniels intersection, about 1.6 miles north of the site, in May 2026, converting a northbound left-turn lane to a through lane, adding a second right-turn lane, and upgrading crosswalks and curb ramps, with completion expected in late 2026. Treeline is the site's direct north-south feeder, so the work shortens the daily trip from the Daniels Parkway neighborhoods to the gate.
Key Demand Drivers
The Daniels and Alico corridor is adding employers, rooftops, and destination retail faster than it is adding garage space. Newer apartments and attached homes along the corridor typically offer one or two parking spaces, and owners of boats, trailers, collector cars, and second vehicles have few secure, climate-controlled alternatives nearby, which is the gap this community is built to fill.
- Skyplex at RSW (Arthrex Logistics Center): The Lee County Port Authority approved a 40-year lease-build agreement in January 2025 for Arthrex's roughly 1 million square foot logistics center on about 48 acres on the north side of the RSW runway, about 3 miles east of the site, consolidating two existing operations with an expected opening in 2028. The Skyplex commercial district already hosts a $21 million Alta Resources facility planned for 350 jobs.
- Gulf Coast Town Center: The 158-acre regional center at I-75 and Alico Road, about 2.7 miles south, carries roughly 1.3 million square feet of retail anchored by Costco, Target, Bass Pro Shops, Regal, and Dick's Sporting Goods, draws from a 50-plus mile trade area, and adds 277 luxury residences at its Ilumina mixed-use component.
- Florida Gulf Coast University: The 800-acre campus about 4.5 miles south employs 611 faculty and 938 staff, has more than 40,000 alumni, and has been awarded $585 million in cumulative research funding since opening in 1997, anchoring a steady base of professional households along the Alico and Ben Hill Griffin corridor.
Location Highlights
- MSA Position: The Cape Coral to Fort Myers metro counts 875,607 residents and has grown 15.1 percent since 2020, among the fastest rates in the country.
- Enthusiast / Collector Culture: Southwest Florida's warm, dry season from November to April concentrates boat shows and collector events, and the submarket's canal and Gulf-access households keep trailered boats alongside multiple vehicles.
- Infrastructure & Recreation: A diverging diamond interchange at Exit 131 and the Treeline and Daniels upgrade both touch the site's daily access, with RSW about five minutes away.
- Market-Specific Factor: Hurricane exposure has made hardened, enclosed space for high-value vehicles and vessels a priority for owners who weathered recent storms.
- Tax & Quality of Life: Florida has no personal income tax and led all states in net adjusted gross income in-migration in the latest IRS filing year.
- High Net Worth Concentration: The trade area holds 1,339 households earning $200,000 or more within 3 miles, 3,774 within 5 miles, and 6,341 within 7 miles, with 14.2 percent of households within 5 miles keeping three or more vehicles.
