Location Summary
Apopka / Orlando; Winter Park Overview
Motor Volta sits on E Keene Rd at Clarcona Rd in south Apopka, with direct frontage on SR 414, the John Land Apopka Expressway, the tolled connector that runs from the US 441 and SR 429 interchange in Apopka east to Maitland Blvd., SR 434 and I-4. The site is roughly 16 miles northwest of downtown Orlando and positions an owner within about 30 minutes of the metro's established wealth pockets in Winter Park, Windermere and the Heathrow and Lake Mary corridor, while SR 429 puts the western beltway and the Wekiva Parkway a few minutes away. The West Orange Trail runs alongside the site, and Orlando International Airport is reachable by the expressway system for owners arriving from out of state.
Apopka is a fast-growing city of roughly 55,000 residents at the 2020 census, historically the Indoor Foliage Capital of the World, and it is expanding in every direction as the metro pushes northwest. The metro context is inherited from the platform's parent reports: the Orlando MSA reached about 2.96 million residents in 2025, growing faster than Florida and the nation, and Florida led all states in net income in-migration in the latest IRS year. The Orlando and Winter Park submarket is the metro's historic core of established affluence, and this site serves its northwest flank, where land for the product is still obtainable.
Current Events & Infrastructure
- Keene Road corridor commercial growth: Lake Carter Exchange, a 60,956 SF, 13-building restaurant, medical and office complex at W Keene Rd and Ocoee Apopka Rd, opened its first businesses in April 2026 on an 18-acre site the developer bought for $2.68 million in 2023 farther west on the same corridor. It signals the Keene Road corridor maturing from nursery land into a daily-needs and professional corridor, which thickens the resident base within a short drive.
- Central Florida beltway completion: The final 2.6-mile segment of the 25-mile, $1.6 billion Wekiva Parkway opened in January 2024, closing the 100-plus-mile beltway around the region and linking SR 429 to SR 417 and I-4. For this site it means a continuous limited-access loop reachable from SR 414, so collectors across Seminole, Lake and west Orange counties can reach the garage without surface-street congestion.
Key Demand Drivers
Northwest Orange County has been filling with single-family subdivisions and move-up homes, and those homes carry two-car garages at best. Owners of collector cars, motorcoaches, RVs, boats and toys have little owned, secure, climate-controlled space in the area; the choice today is a driveway, a rented bay or an outdoor storage lot. A two-level unit with a finished upper floor answers that shortage directly.
- Orlando Apopka Airport (X04): A privately owned, public-use airfield about four nautical miles northwest of downtown Apopka with a 3,987 ft runway and roughly 249 based aircraft, where hangars and lots are individually owned. It shows an established local base of owners who already buy titled storage for high-value machines.
- West Orange Trail and Wekiva recreation belt: The trail passes alongside the site, and the Wekiva River basin, Kelly Park and Wekiwa Springs to the north make this a weekend base for owners of boats, side-by-sides and RVs as well as cars.
- AdventHealth Apopka and the US 441 retail corridor: The AdventHealth Apopka hospital, opened in 2017, and the retail build-out along US 441 north of the city anchor professional employment and daily needs within a short drive.
- Keene Road corridor build-out: Lake Carter Exchange and continued residential subdivisions along Keene Road and Ocoee Apopka Road add households and professional tenants inside the immediate trade area.
Location Highlights
- MSA Position: Part of the Orlando MSA at about 2.96 million residents, one of the six fastest growing large U.S. metros in 2025.
- Enthusiast / Collector Culture: An aviation community of individually owned hangars at Orlando Apopka Airport and year-round driving weather support an owner base that already pays for secure storage.
- Infrastructure & Recreation: Direct SR 414 frontage, minutes to SR 429 and US 441, the completed Wekiva Parkway beltway, and the West Orange Trail alongside.
- Market-Specific Factor: A growth front where subdivision garages cannot hold motorcoaches, RVs or collections, and where land for the product remains available, unlike the built-out Winter Park core.
- Tax & Quality of Life: No state income tax, the leading driver of Florida's net income in-migration.
- High Net Worth Concentration: 1,412 households earn $200K+ within three miles, 4,466 within five miles and 8,976 within seven miles, a collector base that deepens as the radius reaches Windermere and Winter Park.
