Location Summary
Orlando / Orlando; Winter Park Overview
Paddock1 Orlando is a planned collector garage community tracked by SCK at 50 premium-tier units in the Orlando; Winter Park submarket, with climate control, an owners' clubhouse and lounge, and gated access and security in its announced program. The project is in pre-development: the sponsor's site states "Land Acquired (More Details Coming Soon)" for Orlando but publishes no address, acreage, unit sizes, or pricing. Because the parcel is not public, distances in this report are measured from downtown Winter Park's Park Avenue district, the submarket's affluence anchor, with downtown Orlando as a secondary reference, and should be re-measured once the site is disclosed.
This is the historic core of a metro of about 2,957,672 residents that grew 1.3 percent in 2025, in a state that led the nation in net income in-migration in the latest IRS data. Within it, the Orlando and Winter Park corridor pairs downtown's employment and institutional base, including a roughly $1 billion AdventHealth campus transformation, with Winter Park's lakefront estates and Park Avenue retail, one of the region's most established pockets of old-money affluence, extending through Baldwin Park and College Park in a continuous arc north of downtown. Buyers here tend to be long-tenured collectors with deep ties to the metro rather than newcomers, and land for the product is scarce in this built-out core, which concentrates value.
Access runs on I-4, which passes about 1.5 miles west of Park Avenue, and on US 17-92 (Orlando Avenue) through Winter Park, with downtown Orlando about 5 miles south. Orlando Executive Airport sits 3 miles east of downtown Orlando, roughly 15 minutes from Park Avenue, and Orlando International Airport is about 25 to 30 minutes south via SR 436 or SR 417.
Current Events & Infrastructure
- Minnesota Avenue apartments: Texas-based Embrey proposed 350 apartments in March 2026 on a 5.78-acre parcel at 1955 Minnesota Avenue, about 1 mile southwest of Park Avenue, a site carrying a roughly $3.5 million property value, with 16 studios, 177 one-bedroom, 141 two-bedroom, and 16 three-bedroom units and an on-site parking garage; the plan was scheduled for Winter Park Planning Board review on April 21, 2026. For the project, it is the kind of dense, structured-parking residential growth that leaves collectors without room for a second or third vehicle.
- Orange Avenue Overlay office and retail: McCraney Property Company's three-story, roughly 30,000-square-foot Class A office and retail building at North Orange Avenue, Minnesota Avenue, and Denning Drive, about 1 mile southwest of Park Avenue, is the first new construction in Winter Park's Orange Avenue Overlay district and was slated for occupancy by December 2025; cost was not disclosed. It marks the start of the redevelopment of the corridor between Park Avenue and I-4.
Key Demand Drivers
Winter Park's wealth is established and its neighborhoods are built out, while new residential supply in and around the core is arriving largely as apartments with structured parking. That combination produces owners with collections that outgrow the home garage and no room to add one, which is the core demand case for secure, climate-controlled garage suites with a members' clubhouse close to home.
- Orlando Executive Airport: the business aviation airport 3 miles east of downtown Orlando, about 15 minutes from Park Avenue, operates a 6,004-foot and a 4,625-foot runway served by two full-service FBOs, Sheltair Aviation and Atlantic Aviation.
- Rollins College: the more than 135-year-old liberal arts college at 1000 Holt Avenue on Lake Virginia, about half a mile south of Park Avenue, ranks among the top 100 national liberal arts colleges and first in Florida in the U.S. News 2027 rankings, anchoring an alumni, faculty, and donor community with deep local roots.
- Charles Hosmer Morse Museum of American Art: at 445 North Park Avenue, it holds the world's most comprehensive collection of works by Louis Comfort Tiffany, including his chapel from the 1893 World's Columbian Exposition, and draws a culturally engaged, affluent visitor base to the same blocks a collector clubhouse would serve.
- Park Avenue event calendar: the City of Winter Park scheduled Park Avenue closures between Morse Boulevard and Canton Avenue for September 26, 2026 to host its Electric Avenue EV car show, a city-organized automotive exhibition on the district's main street.
Location Highlights
- MSA Position: the Orlando MSA grew by about 37,690 residents in 2025, ranking sixth fastest among the thirty most populous U.S. regions.
- Enthusiast / Collector Culture: Park Avenue's own car show, Daytona International Speedway about an hour northeast, and business aviation at Orlando Executive Airport give collectors a year-round calendar close to home.
- Infrastructure & Recreation: Rollins' Lake Virginia campus, the Park Avenue district, and the I-4 corridor frame the address, with the Orange Avenue Overlay starting to reshape the western edge of downtown Winter Park.
- Market-Specific Factor: the core is built out, so new garage product is an infill play; the undisclosed site's zoning, access, and distance from Park Avenue will largely determine its premium.
- Tax & Quality of Life: Florida has no state income tax, the leading driver cited for high-earner relocation into the state.
- High Net Worth Concentration: radius demographics and the Wealth Index for this project are pending because the site coordinates are not yet established; the submarket's wealth is anchored by Winter Park and the adjacent Baldwin Park and College Park neighborhoods.
