Location Summary
Sarasota / Sarasota; Bradenton Overview
8100 Ciboney Ct sits in northeast Sarasota, a short turn off Fruitville Road about two miles east of Interstate 75 Exit 210, where the city's eastern edge gives way to the country club and estate belt of eastern Sarasota County and the Lakewood Ranch approach. Fruitville Road, the site's arterial, runs 8.5 miles west into downtown Sarasota in under 20 minutes and east toward Lorraine Road. Sarasota Bradenton International Airport is about a 20 minute drive northwest. This is an inland, residential address, not a coastal commerce corridor.
The trade area here is high value and low density rather than deep. The three mile median home value of $600,061 is the richest of any location tracked in the submarket, yet only 1,244 households clear $200,000 of income inside that ring, widening to 5,137 at five miles and 11,003 at seven. The draw therefore reaches outward rather than sitting on a dense wealth pocket. The five mile profile is affluent and comparatively young for this coast: median household income of $100,121, 28.8 percent of households above $150,000, median age 51.5 and 46.1 percent aged 55 and over. Only 8.1 percent of five mile units are seasonal, so this is a year round base, and 16.8 percent of households already keep three or more vehicles.
Two points of metro context carry over from the parent reports. The North Port to Sarasota to Bradenton metro counted 948,158 residents in the July 1, 2025 Census estimates, and Florida again led all states in net income migration, gaining roughly $20.6 billion in adjusted gross income in the latest IRS filing year. On platform data, Sarasota; Bradenton carries the highest wealth percentile of the Southwest Florida submarkets at 69.6.
Current Events & Infrastructure
- I-75 at Fruitville Road interchange reconstruction: FDOT and Sarasota County are rebuilding the site's interstate access two miles west, converting the partial cloverleaf to a diverging diamond interchange, widening roughly two miles of I-75 to six lanes, rebuilding the interchange bridges and ramps, widening Fruitville Road with bike lanes and sidewalks, and adding noise walls and signals. The $177.4 million project entered construction in early 2025 and is estimated for completion in early 2029. Access is disrupted during the build, better after.
- Premier Sports Campus North ice and sports complex: IceMann Development has proposed an $80 million, 190,000 square foot facility on 22 acres of county land about 5.5 miles north, with a 2,500 seat arena and an 800 car parking deck. Manatee County commissioners authorized negotiations on June 16, 2026, with construction targeted for 2027 and opening in 2028. More than 1,000 residents have signed petitions opposing the location, so approval risk is real.
Key Demand Drivers
The households nearest this address live in gated club communities and custom estate neighborhoods on large lots, where the home is generous but the garage is still built for daily drivers and covenants govern what may sit outside. The overflow has to go somewhere close.
- The Founders Club: 700 acres and 262 homes at 3001 Founders Club Drive, about 2.4 miles northeast, with homes and packages offered from the $800s.
- Sarasota Polo Club: 170 acres with seven Bermuda grass fields and a regulation arena at 8201 Polo Club Lane, roughly four miles north, established in 1991, its 2027 season running December 20, 2026 through April 15, 2027.
- Fruitville and Lorraine Road residential pipeline: County records tracked by the platform show 352 units proposed at 8893 Fruitville Road about 2.4 miles east and 500 units near 2000 Lorraine Road about 3.2 miles east. Sarasota County blocked six of seven Live Local applications in April 2026 and both were in litigation as of May 2026, so timing is uncertain, but they mark where household formation is pushing. PulteGroup's EverCreek community off Bourneside Boulevard, roughly three miles east, was in permitting as of June 10, 2026.
- Town Center Parkway lodging cluster: Five hotels were slated as of April 2026 along Town Center Parkway and near White Eagle Boulevard, three to four miles north and east, under the Hilton LivSmart Studios, IHG Candlewood Suites, Hyatt Studios and Marriott StudioRes flags plus a Bask Development project, a read on the absorption this corridor is drawing.
