Location Summary
Sarasota / Sarasota; Bradenton Overview
The Motor Enclave Sarasota is a planned private motorsport-club garage community at 7045 North Tamiami Trail, on the US 41 corridor just north of Sarasota Bradenton International Airport and inside the Manatee County line, less than 15 minutes from downtown Sarasota. The developer plans 59 private garages in five low-rise buildings on 4.8 acres, with suites from about 380 to 3,336 square feet that can be combined, a total project cost of about $20 million, pre-sale pricing of roughly $400,000 to $1.3 million, and completion targeted for summer 2027; construction start had been planned for June 2026. The owner program centers on concierge service, gated security, curated events, and off-site circuit access through the sponsor's club rather than an on-site track.
The North Port to Sarasota to Bradenton metro has grown at three to five times the national rate since 2020, and Florida has captured a cumulative $137.0 billion in net adjusted gross income from domestic movers from 2019 to 2023. The corridor itself is an affluent, culturally engaged buyer pool that posted the region's strongest one-year pricing gain on the platform at 20.5 percent, anchored by the arts institutions and university district that surround this site. The immediate trade area is more workforce and university in character than the barrier islands to the west: about 5,669 households within five miles earn $200,000 or more, rising to 11,062 within seven miles as the radius reaches Longboat Key, west Bradenton, and downtown Sarasota.
Access is the site's defining advantage. The airport terminal is about 2 miles southeast, University Parkway meets US 41 about 2 miles south, and the Interstate 75 interchange at University Parkway is roughly 15 minutes east, making the location unusually convenient for seasonal and fly-in owners.
Current Events & Infrastructure
- New College Absorbs the USF Sarasota-Manatee Campus (about 2 miles south): The Florida Senate approved a plan in May 2026 to transfer the USF Sarasota-Manatee campus at University Parkway and US 41 to New College, giving it more than 32 acres of land and facilities and $53 million in dormitory bond debt, pending final budget approval. New College is also pursuing a baseball field and softball and lacrosse fields on its east campus northeast of University Parkway and Tamiami Trail, seeded by a $1 million donation but still awaiting an airport lease and FAA-related review. Consolidation concentrates student housing, faculty, and event traffic at the site's southern doorstep.
- US 41 Commercial Infill (about 1 mile north): Manatee County permit records show a new 26,550 square foot commercial building with about $6 million in construction value filed in September 2026 at 6760 14th Street West on the same US 41 frontage that serves the site, a sign of continued reinvestment along the corridor.
Key Demand Drivers
The corridor is filling with apartments and university housing with limited parking, while the bayfront and island neighborhoods within a short drive hold collectors whose homes cannot shelter a second or third vehicle; secure, climate-controlled, club-serviced garage space bridges that gap.
- The Ringling (about 2.5 miles south): The museum occupies a 66-acre bayfront estate at 5401 Bay Shore Road with 31 galleries, the 56-room Ca' d'Zan mansion, a Circus Museum holding a 44,000-piece circus model, and a restored private railcar, making it the region's marquee collector and heritage-culture anchor.
- The Crossing at Palm Aire (about 3.5 miles east): A joint venture led by Broad Creek Capital paid $67 million in August 2026 for the 315-unit apartment community at 4665 Whitfield Avenue, completed in 2023, a clear signal of institutional conviction in north Sarasota and south Manatee rental demand.
- The Vias at Bradenton City Hall (about 15 minutes north): The City of Bradenton is slated to sell its riverfront City Hall complex at 101 12th Street West, beside Twin Dolphin Marina, to L&L Development Group for $14.1 million for a planned mixed-use redevelopment on the Manatee River.
Location Highlights
- MSA Position: The metro counted 948,158 residents in July 2025 and remains one of the fastest-growing in the country.
- Enthusiast / Collector Culture: The Ringling's estate and circus collections sit minutes south, and Southwest Florida's November to April high season concentrates show and event activity.
- Infrastructure & Recreation: Direct US 41 frontage, a 2-mile airport run, and bayfront parks and the Longboat Key beaches within a short drive west.
- Market-Specific Factor: The site is mapped in FEMA Flood Zone AE per platform records, so elevated finished floors and flood-rated construction will matter to buyers; Florida's insurance market has meanwhile moved into active relief, including an 8.7 percent average Citizens rate decrease filed in early 2026.
- Tax & Quality of Life: No state individual income tax and a deep arts, university, and dining base draw second-home and seasonal owners.
- High Net Worth Concentration: About 1,313 households within 3 miles, 5,669 within 5 miles, and 11,062 within 7 miles earn $200,000 or more; the owner base will draw from the wider seven-mile ring and from fly-in buyers rather than the immediate three-mile trade area.
