Location Summary
Auburndale / Polk County; I-4 Corridor Overview
Circuit Florida sits at 150 Raceway Drive in Auburndale, on the Interstate 4 spine between Lakeland and Winter Haven, at the strategic midpoint of I-4 between Orlando and Tampa. Downtown Orlando is roughly 45 miles northeast and downtown Tampa roughly 45 miles west, Orlando International Airport about an hour out by interstate, and the Polk Parkway interchange with I-4 about five miles west. Unlike most sites of this type, the amenity here is the real estate itself: the circuit and club facilities are on the property, so the surrounding area supplies access rather than the attraction.
The immediate trade area should be read honestly. This is a rural to small-town stretch of Polk County, and the data says so: 186 households earning $200,000 or more within three miles, a median home value of $255,704 at that radius, and an SCK portfolio-relative Wealth Index of 0.1 out of 10, the lowest tier the platform scores. That ring is not the buyer base. A track-side club sells across the whole Orlando to Tampa corridor, whose Polk County trade areas carry a median household income of $79,517, a median home value of $257,464, and an entrepreneurial owner profile of logistics operators, developers, and business owners. The ring measures who lives at the gate, not who buys at it.
The Orlando to Kissimmee to Sanford metro reached about 2,957,672 residents as of July 1, 2025, adding 37,690 people year over year at a 1.3 percent rate that ranked sixth fastest among the thirty most populous U.S. regions. Florida also led every state in income in-migration, taking a net $20.6 billion in adjusted gross income in the latest IRS filing year, with no state income tax cited as the leading driver.
Current Events & Infrastructure
- Central Polk Parkway (SR 570B) extension: Florida's Turnpike Enterprise is building a four-lane tolled roadway about 6.5 miles from Polk Parkway and Winter Lake Road to US 17, a roughly $254.5 million contract begun in March 2023 that as of June 2026 was running ahead of schedule toward a mid to late 2027 opening. It feeds the Polk Parkway loop that meets I-4 five miles west of the site, deepening access from the Winter Haven and Bartow side of the county to that junction.
- Lego Galaxy and Galacticoaster, Legoland Florida Resort: Merlin Entertainments opened Lego Galaxy on March 2, 2026 in Winter Haven, roughly 20 miles and 25 minutes south, anchored by Galacticoaster and billed as the largest single in-park investment across its North American Legoland resorts at about $90 million. It is the clearest recent signal that private capital treats the Winter Haven end of this corridor as a destination, not a pass-through.
Key Demand Drivers
The buyer for a track-side unit is not shopping square footage but access to the circuit and a place to keep the car beside it. The demand test is therefore reach, not local density.
- Publix Super Markets headquarters, Lakeland: About 22 miles southwest, Publix employs more than 260,000 associates, posted $62.7 billion in retail sales in 2025, and is the largest employee-owned company in the United States. Decades of associate stock ownership have built an unusually broad base of self-made, liquid wealth in Polk County.
- Detroit Tigers spring training, Publix Field at Joker Marchant Stadium: Roughly 14 miles and 20 minutes west in Lakeland, the Tigers have trained in the city since 1966 and generate an estimated $55 million or more in annual economic benefit to Lakeland. The club extended through 2044 and won approval for a $33 million player dormitory.
- Lake Myrtle Sports Park, Auburndale: About five miles south inside the same city, the complex was named Sports Tourism Venue of the Year by the Florida Sports Foundation, announced in March 2026 alongside Auburndale's tentative FY2026 and FY2027 budgets and their five-year capital plan, which carries $1,000,000 in splash pad reserves and $500,000 for the Wiley Drive and Church Street streetscape. Tournament traffic keeps local hotel and dining capacity above what the residential count would support.
- Amazon fulfillment center, Auburndale: More than one million square feet inside Auburndale, within about a ten minute drive, opened with more than 500 full-time positions. It is the clearest local expression of the logistics economy that submarket work identifies as this county's wealth engine.
Location Highlights
- MSA Position: An Orlando metro of about 2,957,672 residents growing 1.3 percent annually, with Tampa equally reachable from this address.
- Enthusiast & Collector Culture: The subject property is itself the anchor, a purpose-built circuit with club facilities on site, in a twelve-month driving climate.
- Infrastructure & Recreation: FDOT has a 100-space truck parking facility under construction inside the Polk Parkway and I-4 interchange five miles west; Legoland Florida and the Winter Haven Chain of Lakes sit about 20 miles south.
- Market-Specific Factor: Track-side product prices off circuit access and corridor reach, so the profile below is context, not the addressable market.
- Tax & Quality of Life: No state income tax, and Florida led all states in adjusted gross income in-migration in the latest IRS filing year.
- High Net Worth Concentration: Households earning $200,000 or more number 186 within three miles, 782 within five, and 1,710 within seven, a shallow inner ring that widens toward Lakeland and Winter Haven.
