Location Summary
Auburndale / Polk County; I-4 Corridor Overview
The project is a planned 17-unit expansion of trackside garage suites inside Circuit Florida, a private motorsports country club at 150 Raceway Drive in Auburndale that bills itself as Florida's only motorsports country club and luxury residential community. The facility is built around a 1.7-mile, 14-turn road course with four straights, the longest about 1,800 feet, and more than 40 feet of elevation change; the track and first club building opened in 2024, and the site is approved for future additions including an off-road course, a skidpad, and further track sections. As a Pre-Development phase with delivery targeted for 2028, this expansion is planned and proposed; it is not built or selling, and it extends the sponsor's earlier phases on the same campus.
The site sits at the midpoint of Interstate 4 in a metro of about 2,957,672 residents that grew 1.3 percent in the latest year, roughly two and a half times the national pace, while Florida drew a net $20.6 billion in adjusted gross income from other states on the strength of no state income tax. Polk's stretch of the corridor is the peninsula's logistics and distribution heart, and its trade area reads as entrepreneurial and asset-building rather than old-money: operators, developers, and business owners, plus second-home buyers in the resort corridor to the east, a profile that fits owners who want a working garage beside a track. That character shows in the immediate radii, where the 5-mile median household income is $70,103 and 20.9 percent of households keep three or more vehicles.
Access is the site's defining advantage. The nearest I-4 exit is about two minutes away, putting Walt Disney World about 25 minutes east, the Orange County Convention Center about 30 minutes, Orlando International Airport about 42 minutes, and Tampa International Airport about 45 minutes west, so the club can draw members from both metros.
Current Events & Infrastructure
- Circuit Florida clubhouse and event center: A three-story member clubhouse and event center with a rooftop bar broke ground on February 13, 2025, and is under construction with opening now set for summer 2027, ahead of this phase's 2028 delivery. For this phase it means buyers arrive to a finished social anchor, the amenity that turns a track into a year-round club.
- Lake Ariana Park civic center: Auburndale is building a $20 million, 30,000-square-foot civic center at Lake Ariana Park, about 6 miles south in the city center, with rental space, a boat dock, pavilions, and courts; construction started in June 2023 and the city targeted 2025 completion as of January 2025.
- Lake Myrtle Sports Complex upgrades: An $18 million multi-year program, $3 million upfront and $5 million a year for three years, is adding a baseball stadium, youth football fields, trails, and lighting at the sports complex about 5 miles south, as of January 2025.
Key Demand Drivers
Club members at a motorsports country club typically own more cars than any home garage holds: a track car, a trailer or support vehicle, and a daily driver. Trackside garage suites solve that directly, and the drivers below feed a local enthusiast and household base that supports the product.
- Fantasy of Flight: Kermit Weeks's aviation attraction sits about 1 mile north at the same I-4 interchange, home to a collection of more than 150 vintage aircraft; the main facility now operates mainly as a private event venue rather than a daily public museum. It is a rare collector-culture neighbor for a track club.
- Circuit Florida track program: The 1.7-mile course with 14 turns and speeds up to about 150 mph in a Porsche GT3, designed by veteran circuit designer Bob Barnard, is the core draw for this phase's buyers.
- Lakes District, Auburndale: A new-urbanism mixed-use district planned for 850 residential units on the city's largest remaining former grove tracts, with a five-acre central park and its first development under construction as of January 2025, within a 10 to 15 minute drive south.
Location Highlights
- MSA Position: The Orlando metro counted about 2,957,672 residents in July 2025, sixth fastest growing among the thirty most populous U.S. regions.
- Enthusiast / Collector Culture: A private road course on site, a vintage aircraft collection 1 mile north, and the SUN 'n FUN Aerospace Expo in nearby Lakeland, which drew more than 200,000 attendees in April 2026.
- Infrastructure & Recreation: Two minutes to I-4, the state's connected and automated vehicle testing ground at SunTrax elsewhere in Auburndale, and 42 to 45 minutes to the Orlando and Tampa international airports.
- Market-Specific Factor: Track members need a place to keep, prepare, and service cars between sessions; a garage suite steps from the paddock replaces trailer hauling from a home that was never built for a track car.
- Tax & Quality of Life: No Florida income tax on wages, retirement income, or capital gains, and a year-round driving climate.
- High Net Worth Concentration: Supabase radius data show 186 households earning $200,000 or more within 3 miles, 782 within 5 miles, and 1,710 within 7 miles; the buyer base for this product will come from both metros, not only the immediate radii.
