Location Summary
Pembroke Pines / Fort Lauderdale; Hollywood Overview
The project is a planned 26-suite community at 18810 Pines Boulevard in far west Pembroke Pines, on the suburban edge where Broward County's master-planned neighborhoods meet the Everglades conservation lands. It sits between the Interstate 75 corridor to the east and U.S. 27 to the west, with the estate lots and equestrian properties of Southwest Ranches just to the north. The program calls for gated access and security, climate control, private bathrooms, and mezzanine capability; the project is in pre-development and not yet under construction.
The macro story is inherited from the parent summaries. South Florida is a metro of more than 6 million residents inside a state that led the nation in wealth in-migration, a net $20.6 billion in adjusted gross income in the latest IRS filing year. At the corridor level, Fort Lauderdale to Hollywood is one of the world's yachting capitals, with a boat show reporting roughly $1.8 billion in economic impact, a buyer base weighted toward boat owners and marine-industry principals, and a wealth percentile of 95.7, second in the region only to the Miami; Miami Beach corridor.
The immediate trade area is one of the most affluent in the SCK portfolio: single-family, owner-occupied, and car-dependent, with nearly a quarter of households keeping three or more vehicles. Interstate 75 is about 2 miles east at Pines Boulevard, U.S. 27 is roughly 2.5 miles west, and Fort Lauderdale-Hollywood International Airport is about 30 minutes east.
Current Events & Infrastructure
- Interstate 75 at Royal Palm Boulevard interchange: About 12 minutes north, the Florida Department of Transportation is widening the I-75 mainline by a lane and rebuilding the Royal Palm Boulevard ramps and bridges, with wrong-way driver detection, in a $36.2 million project estimated for completion in summer 2028, per the department's August 2026 traffic report. It improves the site's northbound connection toward Weston, Davie, and Alligator Alley.
- Workforce apartments at the Pembroke Gardens lifestyle center: About 3.5 miles east at 527 SW 145th Terrace, the owner of the center proposed in May 2025 a 308-unit apartment community on 2.7 acres of surface parking, with 524 spaces, mostly structured, and all units designated as workforce housing, pending city rezoning. It adds rental density with roughly 1.7 spaces per home to the site's primary retail node.
Key Demand Drivers
Demand for the project comes from households whose vehicles, boats, and trailers outnumber their garages. West Pembroke Pines was built out largely as single-family subdivisions with standard two-car garages, and its newest housing is attached townhomes and apartments with even less room. Secure, climate-controlled garage suites with mezzanines fill that gap for owners who want their collection and toys within a few minutes of home.
- Tuscan Springs townhomes: About 0.3 miles east at 18452 Pines Boulevard, Lennar acquired a 6.47-acre strip-center parcel for 50 three-bedroom townhomes of 1,450 to 1,700 square feet, marketed as coming soon; the source dates to January 2024, so current status is unconfirmed.
- South Florida Distribution Center: About 2 miles north-northwest, north of Sheridan Street and west of SW 196th Avenue, a 750,000-square-foot industrial park on the 66-acre former correctional facility site, with two of three buildings delivered per the city's project page, anchoring west-side employment.
- The Shops at Pembroke Gardens: About 3.5 miles east near I-75 and Pines Boulevard, the city's lifestyle center, acquired by Federal Realty Investment Trust for $180.5 million in 2022, and the dining and retail anchor for the western neighborhoods.
- Everglades Holiday Park: About 10 minutes northwest at 21940 Griffin Road, an airboat, fishing, and Everglades access point operating for more than 50 years; the operator cites more than 1 million visitors, a marketing figure offered for local color. Its anglers and airboat owners are natural buyers for secure trailer and boat space.
