Location Summary
Port St. Lucie / Port St. Lucie; Fort Pierce Overview
SLW Auto Vault is a planned 59-suite community at 1413 Commerce Centre Drive in St. Lucie West, the established business and residential district on Port St. Lucie's northwest side. The site sits in a commercial-service pocket about a mile west of Interstate 95 at Exit 121 (St. Lucie West Boulevard), with PGA Village's golf communities to the north and the Tradition district to the south, making it the practical gateway between the city's mature golf neighborhoods and its fastest-growing new-home corridor. As proposed, the garage suites are RV and boat capable with clear heights of 18 feet or more, climate control, and gated access, with delivery targeted for 2028; the project is in pre-development and not yet built.
The city of Port St. Lucie has ranked as the fastest-growing of the nation's largest cities for five straight years, adding 29.6 percent over five years, within a Port St. Lucie metro of 560,355 residents, and Florida led all states with a net $20.6 billion gain in adjusted gross income, supported by the absence of a state income tax. At the corridor level, the Southern Grove and Tradition jobs district anchored by national logistics employers and Cleveland Clinic Tradition Hospital produces a younger, employment-driven buyer who favors active-use collections, a daily performance car, a boat, and a project vehicle, even as the corridor sits at a value-oriented 17.4 wealth percentile on SCK's portfolio-relative scale.
The immediate trade area fits that profile closely. The 5-mile median age is 46.7, well below the retiree-heavy communities to the north, and 19.7 percent of households own three or more vehicles, a strong multi-vehicle signal. I-95 is roughly 3 minutes east and Palm Beach International Airport a little under an hour south.
Current Events & Infrastructure
- St. Lucie West Boulevard intersection program: About a mile from the site, the city is widening the St. Lucie West Boulevard and Peacock Boulevard intersection with new turn lanes and an added westbound lane for I-95 access, expected to finish in 2026, and has queued a second intersection upgrade at California Boulevard plus a two-to-four-lane widening of SW California Boulevard from Crosstown Parkway to St. Lucie West Boulevard; the city has not published costs. This follows the completed new eastbound I-95 bridge on St. Lucie West Boulevard and directly improves the site's interstate approach.
- Tradition multifamily groundbreaking: About 5 miles and roughly 12 minutes southwest, The NRP Group broke ground in August 2026 on a 312-unit apartment community at 13661 SW Village Parkway, ten three-story buildings on about 18 acres with units of 720 to 1,300 square feet, financed by M&T Bank and slated for summer 2028.
- Walton & One stadium district: About 20 minutes southeast on U.S. 1, a 6,000-seat stadium for Port St. Lucie SC anchors the 46-acre Walton & One mixed-use project, an $80 million privately funded investment with groundbreaking planned for November 2026 and opening in early 2028.
Key Demand Drivers
St. Lucie West and the neighborhoods around it are filling with new apartments and production homes whose garages typically hold two cars, while community rules commonly keep boats, trailers, and RVs out of driveways. A nearby, secure suite with the height and access for a coach or a center-console boat answers exactly that gap for a young, multi-vehicle household base.
- Clover Park: About a mile southeast, the 7,800-seat spring training home of the New York Mets drew 88,600 fans in 2026, an average of 5,538 per game, a seasonal visitor wave each February and March.
- PGA Golf Club at PGA Village: About 2 miles north at 1916 Perfect Drive, the club offers 54 holes of championship golf by Tom Fazio and Pete Dye and anchors the surrounding PGA Village communities, where new home models run from about 1,434 to 3,265 square feet.
- LTC Ranch and Wylder pipeline: Roughly 10 minutes north near Glades Cut Off Road, the city has approved a 312-unit multifamily pod and a 264-unit residential pod along Wylder Parkway, adding 576 new households to the site's northern trade area.
- Tradition apartments: The 312-unit NRP Group community 12 minutes southwest adds renters whose apartment parking cannot hold a second vehicle, a boat, or a project car.
Location Highlights
- MSA Position: The Port St. Lucie metro counted 560,355 residents in 2025, and the city has led large U.S. cities in growth for five consecutive years.
- Enthusiast / Collector Culture: Daytona International Speedway, home of the Rolex 24 and the Daytona 500, is within a day trip, and the Stuart Boat Show anchors the Treasure Coast's marine calendar each January.
- Infrastructure & Recreation: Near-site I-95 access, 54 holes of golf 2 miles north, and a major league spring training complex a mile away.
- Market-Specific Factor: The site is mapped in FEMA Flood Zone X, and a young, multi-vehicle population with limited home garage space favors RV and boat capable suites.
- Tax & Quality of Life: Florida levies no state income tax on wages, retirement income, or capital gains.
- High Net Worth Concentration: Supabase radius data count 1,374 households earning $200,000 or more within 3 miles, 2,878 within 5 miles, and 5,122 within 7 miles.
