Location Summary
Delray Beach / Delray Beach; Boynton Beach Overview
The Garage Club is planned at 2004 North Federal Highway, on the US 1 corridor in north Delray Beach, roughly 1.6 miles north of Atlantic Avenue and just south of the Town of Gulf Stream. The address sits in the affluent coastal band between downtown Delray and downtown Boynton Beach, a short drive from the Intracoastal Waterway and the beach via George Bush Boulevard, with I-95 roughly 1.5 miles west. The project is in pre-development with delivery targeted for 2027; it is a planned community, not an operating one.
Two inherited findings frame the market. Palm Beach County ranked first in the nation for net income inflow from domestic migration, a cumulative $22.7 billion from 2019 to 2023, and Florida levies no state income tax, the arithmetic behind a steady stream of Northeast and Midwest relocations. Within the county, the Delray Beach; Boynton Beach corridor is defined by Atlantic Avenue's dining and arts district and by a lifestyle-driven owner base of entrepreneurs, retired executives, seasonal residents, and Intracoastal boat owners, and it scores in the 87.0 wealth percentile on the SCK portfolio.
The immediate trade area is older and established rather than trophy-scale: the 5-mile ring counts 11,100 households earning $200,000 or more against a median age of 49.5. The north Federal Highway frontage is where Delray's coastal neighborhoods meet Gulf Stream's estate enclave, which gives the site a residential, rather than strip-commercial, character for a Premium-Tier offering with an owners' clubhouse.
Current Events & Infrastructure
- North Federal luxury townhomes (0.3 to 0.5 miles north): On August 18, 2026 the Delray Beach City Commission reversed an earlier denial and approved, 3 to 1, a 47-unit luxury townhome community by Ultra Luxury Townhomes LLC on long-vacant lots at 2419 to 2613 North Federal Highway, beside Gulf Stream's Place Au Soleil. The parcels had been empty since commercial buildings were demolished in 2006; a similar townhome project, the Tropics, was approved earlier just to the south. For this site, the corridor is filling with high-end, garage-light townhome product within walking distance.
- The Pierce, Boynton Beach (about 3 miles north): Affiliated Development is starting an eight-story, $105 million mixed-use complex at 115 North Federal Highway with 300 apartments, 17,000 square feet of retail, and a parking garage; Boynton Beach approved $7 million in tax increment financing in July 2026, with a 21-month build. It adds 300 households on the same US 1 spine.
- George Bush Boulevard bascule bridge (about 1 mile south): The 77-year-old Intracoastal bridge that links this stretch of Federal Highway to the beach is in a Project Development and Environment study that began in May 2025 and runs to March 2029, evaluating a replacement bascule bridge with wider shoulders and separated sidewalks. A roughly 50-day deck-repair closure ran from June 1 to July 20, 2026, detouring traffic onto Federal Highway. A construction cost has not yet been published; the study keeps beach access from the site as an active planning item.
Key Demand Drivers
North Federal Highway is being built out with attached townhomes and podium apartments, formats that provide one or two parking spaces and little room for a second collector car, a boat trailer, or a workshop. Owners who relocate to this part of Delray with multiple vehicles need secure, climate-controlled garage space close to home, and a clubhouse-anchored project answers that need within the neighborhood.
- Town of Gulf Stream (adjacent north and east): A small, high-income town of 954 residents (2020 Census) that grew up around its golf club in the early 1920s, its estates minutes from the site.
- North Federal townhome pipeline (0.3 to 0.5 miles north): 47 approved luxury townhomes plus the earlier Tropics approval, a new owner base directly up the corridor.
- Delray Beach Open (about 1.7 miles south): An ATP 250 tennis tournament staged at the Delray Beach Tennis Center since 1999; the 2026 edition was won by Sebastian Korda.
- Boca Raton Airport (about 8 miles southwest): A general aviation airport with a 6,276-foot runway, 82 based jets, and two full-service FBOs, Signature Flight Support and Atlantic Aviation.
Location Highlights
- MSA Position: Part of the South Florida metro of more than 6 million residents; Palm Beach County led the nation in net income inflow from domestic migration.
- Enthusiast / Collector Culture: A year-round driving climate, an ATP event downtown, and private aviation 8 miles away support multi-vehicle ownership.
- Infrastructure & Recreation: Direct US 1 frontage, I-95 about 1.5 miles west, and beach and Intracoastal access by way of George Bush Boulevard.
- Market-Specific Factor: New corridor housing is attached and garage-light, which pushes second-car and boat storage off-site.
- Tax & Quality of Life: No state income tax, and a walkable Atlantic Avenue dining and arts district 1.6 miles south.
- High Net Worth Concentration: The site counts 4,810 households earning $200,000 or more within 3 miles, 11,100 within 5 miles, and 17,377 within 7 miles, with a Wealth Index of 7.6 out of 10.
