Location Summary
Delray Beach / Delray Beach; Boynton Beach Overview
The Paddocks of Delray is planned at 8760 West Atlantic Avenue in unincorporated west Delray Beach, on the south side of Atlantic about 0.3 miles east of Lyons Road, inside Palm Beach County's Agricultural Reserve. This is the inland, gated-community half of the corridor, roughly 7 miles west of downtown Delray, where master-planned 55-plus and luxury neighborhoods have replaced nurseries and row crops. Florida's Turnpike interchange at Atlantic Avenue sits about 1.5 miles east, and SR 7 lies about 1.3 miles west. The project is in pre-development: a 15-unit collector garage community with climate control, clear heights of 18 feet or more, mezzanine capability, combinable units, and gated access. It is planned, not operating.
Two inherited findings frame the market. Palm Beach County ranked first in the nation for net income inflow from domestic migration, a cumulative $22.7 billion from 2019 to 2023, supported by Florida's lack of a state income tax. The Delray Beach; Boynton Beach corridor draws entrepreneurs, retired executives, and seasonal residents relocating from higher-tax states, and scores in the 87.0 wealth percentile on the SCK portfolio.
The immediate trade area is older and wealthier than the coastal side of the corridor: median age within 5 miles is 59.6, 57.0 percent of residents are 55 or older, and 28.1 percent of households earn $150,000 or more.
Current Events & Infrastructure
- SR 806 / Atlantic Avenue widening (at the site's frontage): FDOT's $26 million reconstruction, under way since January 2025 with completion targeted for summer 2028, widens Atlantic from 2 to 4 lanes west of SR 7 to east of Lyons Road and from 4 to 6 lanes between Lyons Road and just east of Florida's Turnpike, the segment the site fronts, with rebuilt intersections at SR 7 and Lyons Road. Paving on the Lyons Road to Turnpike segment was complete by November 2025 and the final traffic configuration was expected by late summer 2026; the eastern segment toward Jog Road is in design, with bidding expected in 2029. It adds capacity, bike lanes, and sidewalks at the site's front door.
- Lyons Road widening (0.3 miles west, running north): The county engineer testified that Phase 1 of widening Lyons Road to four lanes would begin in spring 2026 and take at least a year, with Phase 2 after October 1, 2027; a county commissioner described the stretch from Atlantic Avenue north to Boynton Beach Boulevard as already deficient. This is the main north-south spine for the gated communities that make up the site's buyer pool.
Key Demand Drivers
The Agricultural Reserve is built out with gated communities where homeowner associations typically limit driveway parking and attached garages are sized for daily drivers. Collectors who move here with a second or third car, a boat, or a trailer have nowhere secure to keep them, and a small gated project with climate control, a quarter mile from Lyons Road, serves that need close to home.
- Valencia Del Mar (a few miles north on Lyons Road): GL Homes' 55-plus community on the west side of Lyons Road was approved for 518 homes on a 188-acre site, with base prices of $1.1 million to $2.5 million and some homes selling for as much as $3 million.
- Lotus Edge (south along Lyons Road, west Boca Raton): GL Homes had sold 550 of 649 planned homes, priced from $1.7 million, by May 2026, with a further 322-home community east of Lyons Road set to start construction in fall 2026.
- West Boynton Ranches (about 3 to 4 miles north): In August 2026 county commissioners voted 5 to 2 to transmit a 198-apartment plan south of Boynton Beach Boulevard and west of Lyons Road for state review, one of the first apartment projects in the Reserve, with final approval expected in December 2026 or January 2027.
- Delray Marketplace (about 0.3 miles northwest): The Publix-anchored lifestyle center at Lyons Road and Atlantic Avenue offers dining, a cinema, bowling, and an outdoor amphitheater.
- Morikami Museum and Japanese Gardens (about 2.5 miles southeast): A 188.5-acre county cultural park with more than 7,000 artifacts and annual festivals.
Location Highlights
- MSA Position: Part of the South Florida metro of more than 6 million residents, in the county that led the nation in net income inflow from domestic migration.
- Enthusiast / Collector Culture: Former farm and nursery land, wide arterials, and a year-round driving climate suit a hobby-driven, multi-vehicle household.
- Infrastructure & Recreation: A $26 million widening of the site's own Atlantic Avenue frontage, Turnpike access 1.5 miles east, and Lyons Road capacity work to the west.
- Market-Specific Factor: The Reserve's new supply is high-priced, HOA-governed single-family homes at $1.1 million to $3 million, which drives demand for off-site space for extra vehicles and boats.
- Tax & Quality of Life: No state income tax, with dining and retail at Delray Marketplace next door and downtown Delray 7 miles east.
- High Net Worth Concentration: The site counts 5,178 households earning $200,000 or more within 3 miles, 13,896 within 5 miles, and 24,096 within 7 miles, with a Wealth Index of 8.3 out of 10.
