Location Summary
Naples / Naples; Bonita Springs Overview
951 Auto Suites is a planned premium collection of climate-controlled garage suites that the platform places in central Naples, between U.S. 41 (Tamiami Trail North) and Goodlette-Frank Road just south of Golden Gate Parkway. The project is in pre-development and a street address has not yet been published, so distances below are measured from the platform coordinates. Coquina Sands and the Gulf Shore Boulevard beachfront sit roughly 1.5 miles west, Fifth Avenue South and Third Street South lie about 1.5 to 2 miles south, and Naples Airport's business-aviation apron is roughly 1.5 miles northeast.
This is the corridor SCK tracks as the wealth capital of Southwest Florida. Collier County reports per-capita income of $63,250, among the highest of any U.S. metro, and Florida led all states in net income in-migration at about $20.6 billion of adjusted gross income in the latest IRS year. On the platform, Naples; Bonita Springs carries the region's highest trailing-twelve-month median of $560 per square foot on 35 unit sales, with a 13.1% five-year annualized gain behind a modest 3.7% one-year dip. The immediate trade area is exceptionally affluent: 3,200 households earning $200,000 or more live within three miles, and the three-mile median home value exceeds $1.0 million.
Access runs north and south on U.S. 41 and Goodlette-Frank Road, with Golden Gate Parkway and Pine Ridge Road reaching Interstate 75 about 4 miles east. Southwest Florida International Airport is about 30 to 35 minutes north via I-75, while Naples Airport serves private and charter traffic minutes from the site.
Current Events & Infrastructure
- R.M. Schulze Family Heart and Stroke Critical Care Center: Naples Comprehensive Health topped out this $295 million, nearly 200,000 square foot tower on its downtown Naples hospital campus on May 27, 2026, with opening targeted for late 2027; it consolidates the system's heart and stroke institutes, and philanthropy funds $250 million of the budget. The campus sits within about a half mile of the site, putting a major medical employer and its donor base at the project's doorstep.
- Olana Naples Residences: Kolter Urban and BH Group closed $197 million of construction financing from affiliates of Apollo Global Management and BDT and MSD Partners in September 2026 for 12 beachfront estate residences of about 10,000 square feet each, priced from $32 million, at 1121 Gulf Shore Boulevard North across from Lowdermilk Park, roughly 1.5 miles west; groundbreaking is planned for fall 2026. At roughly $3,200 per square foot, it resets the ceiling for the beachfront buyer pool closest to the site.
- Waterside Shops renovation: Collier County issued a $5.0 million alteration permit on July 24, 2026 for 15,356 square feet of remodel work at Waterside Shops on Tamiami Trail North, about 5 miles north, with S.A. Casey Construction as contractor of record.
Key Demand Drivers
Central Naples combines older in-town estates, Gulf-front condominiums, and new ultra-luxury towers whose owners collect cars, boats, and recreational vehicles but rarely have secure, climate-controlled space for them on site. Buildings like Olana deliver a handful of trophy residences on constrained beachfront parcels, and that shortage of enclosed, hurricane-rated space close to home is the gap private garage suites fill.
- Revs Institute: The Miles Collier Collections at 2500 Horseshoe Drive South, about 2 miles northeast, holds more than 100 significant automobiles built from 1896 to 1995 plus a library of 25,000 books and 600,000 online images; The New York Times called it the finest sports car collection in America.
- Signia Hilton Naples Grande Beach Resort: The 474-room resort at 475 Seagate Drive, about 4 miles north, has been closed since April 2026 for a $100 million renovation, its most extensive ever, and reopens as the Gulf Coast's first Signia Hilton on January 1, 2027; owners Henderson Park and South Street Partners paid $248 million for the resort, golf course, and tennis center in 2022.
- Orchid Run: Cardone Capital paid $89.75 million, about $318,000 per unit, in August 2026 for this 282-unit apartment community on about 22 acres off Livingston Road near Golden Gate Parkway, roughly 3 miles east.
Location Highlights
- MSA Position: Naples to Marco Island counted 417,131 residents in the 2025 Census estimate, with the highest per-capita income in the SCK region set.
- Enthusiast / Collector Culture: Revs Institute, the Ferrari Club of America Naples Chapter, and recurring cars-and-coffee gatherings give central Naples one of the deepest collector cultures in the state.
- Infrastructure & Recreation: Naples Airport, the downtown hospital campus, and the Gulf Shore Boulevard beachfront all sit within a short drive, as does the Fifth Avenue South dining and gallery district.
- Market-Specific Factor: The site carries a platform flood designation of Zone AE, so owners will weigh the hurricane-rated, climate-controlled construction the developer markets.
- Tax & Quality of Life: Florida levies no individual income tax, the primary driver of the Northeast and Midwest wealth migration that fills Naples each season.
- High Net Worth Concentration: Households earning $200,000 or more total 3,200 within three miles, 7,270 within five miles, and 10,905 within seven miles, and the Wealth Index of 7.9 sits well above the 6.2 Southwest Florida average.
