Location Summary
East Naples / Naples; Bonita Springs Overview
195 Basic Dr sits in the light industrial pocket off Tamiami Trail East in East Naples, roughly 4 miles east of the Collier Boulevard (SR 951) junction and directly on the corridor that carries Naples traffic south toward Marco Island and Goodland. It is one of the few Collier County addresses where industrially zoned, hurricane-rated building stock sits minutes from $3 million residential product: Fiddler's Creek begins about 4 miles west, Marco Island Executive Airport is about 3 miles southwest, and the barrier island resorts are about 8 miles southwest down Collier Boulevard. Old Naples and Fifth Avenue South are about 12 miles northwest, roughly 20 minutes up Tamiami Trail East.
Two inherited facts frame the market. The Naples to Marco Island metro reports per capita income of $63,250, among the highest of any metropolitan area in the country, on a Collier County population of 417,131. Arthrex, the global orthopedic device maker headquartered in North Naples, is Collier County's largest private employer and anchors the corridor's professional and executive base.
What distinguishes this end of the submarket is composition, not affluence alone. The 5-mile ring is small by Collier standards, yet it carries a materially higher share of households keeping three or more vehicles than the corridor's beachfront neighborhoods, a direct signal of multi-vehicle ownership with nowhere convenient for the overflow. Nearly 30 percent of the ring's housing stock is seasonal and owner occupancy runs 80.0 percent.
Current Events & Infrastructure
- Naples Bay Resort & Marina recapitalization: The 16-acre Naples Bay Resort at 1500 Fifth Ave. S., about 12 miles northwest, changed hands for $41.25 million in back-to-back transactions closing June 30, 2026. Pyramid Global Hospitality, in joint venture with Western & Southern Financial Group, bought from longtime owner Fred Pezeshkan's Summit Management; the asset carries 85 hotel units, a 97-slip marina, 108 cottages, 30 condominium units, a 31,000 square foot shopping center and a 450-member private club. It marks institutional capital re-underwriting Collier waterfront and marina assets, the owner base that feeds this corridor.
- Stan Gober Memorial Bridge rehabilitation, SR 92 / San Marco Road: Collier County holds an $8.94 million construction contract with M&J Construction for structural repairs to the deck, columns and foundation plus scour mitigation on the SR 92 / San Marco Road route toward Marco Island and Goodland, about 7 miles south. The work is under construction and expected to be complete by spring of 2027. It hardens the primary southbound access route from this address to the island market that supplies much of its owner pool.
Key Demand Drivers
East Naples is the service side of a submarket whose residential product is overwhelmingly gated, deed-restricted and garage-limited. Communities within a 10 minute drive deliver homes from $1.5 million to $3 million and above with two-car and three-car attached garages and covenants barring outdoor boat, trailer and utility-vehicle parking, so an enclosed private suite is the only compliant answer.
- Fiddler's Creek: Just under 4,000 acres about 4 miles west, zoned for approximately 6,000 residences at low density around nature preserve, centered on a 54,000 square foot clubhouse with ten pickleball courts, six Har-Tru tennis courts, a resort pool complex, spa and an Arthur Hills golf course. New single-family homes start at $3 million and new coach homes run $1.5 million to $2 million.
- Marco Island Executive Airport: About 3 miles southwest at 2005 Mainsail Drive, with a 5,000-foot runway and a Florida Department of Transportation estimated total annual local economic impact of $31.7 million. Its business-aviation traffic is a direct proxy for the fly-in seasonal owner this product targets.
- Hilton Marco Island Resort & Spa: At 560 S. Collier Blvd. about 8 miles southwest, New York-based Olshan Properties is seeking a rezoning from Resort Residential to PUD to add a second tower and more than double the room count from 310 to 626 on a 10.5-acre site. Planning staff recommended denial and the Planning Board hearing was continued to July 31, 2026. Either outcome shows how constrained island development capacity has become, pushing ancillary uses inland to this corridor.
- South Naples Citrus Grove: About 3 miles north off Sabal Road, roughly 1.4 miles east of Collier Boulevard, SWJR Naples I LLC is seeking rezoning of about 160 acres for a private golf course, recreational amenities and up to 10 member and guest cabins, after a prior 423-home version was rejected in January. Hearings are set for August 6 and September 22, 2026.
Location Highlights
- Submarket Position: Naples; Bonita Springs is the highest-priced submarket in Southwest Florida at a $560 per square foot trailing twelve month median, with 35 trailing twelve month closings and a 13.1 percent five year annualized gain.
- Enthusiast and Collector Culture: An organized, year-round collector and boating community, with the warm, dry November to April high season concentrating the boat show and concours calendar into the months seasonal owners are present.
- Infrastructure and Access: An $8.94 million county bridge rehabilitation on the southbound Marco Island route 7 miles south and a 5,000-foot general aviation runway 3 miles southwest.
- Industrial Scarcity: A 14,000 square foot industrial building at 4573 Enterprise Avenue, about 13 miles northwest, sold for $3.5 million in April 2026, roughly $250 per square foot of building area, per county transaction records.
- Tax and Quality of Life: No state individual income tax, with Florida gaining about $20.6 billion in net adjusted gross income in-migration in the latest IRS filing year.
