Location Summary
Hobe Sound / Stuart; Hobe Sound Overview
Auto Art Gallery occupies 11720 to 11740 SE Shell Ave, a short commercial lane a quarter mile east of US-1 and less than half a mile north of SE Bridge Road, the two lane spine carrying Hobe Sound west to I-95 and east across the Intracoastal to Jupiter Island. The site sits at the far southern end of Martin County, about 15 miles below Stuart and 3.4 miles east of the I-95 interchange at Bridge Road. Witham Field in Stuart is roughly 20 minutes north and Palm Beach International about 45 minutes south, putting the property inside the practical orbit of Palm Beach and Jupiter owners.
Hobe Sound's trade area is mature and settled rather than fast growing: a low density, heavily owner occupied enclave of estates, golf communities and barrier island property, with Jupiter Island two miles east across the lagoon. The stretch of Bridge Road immediately west of the site has become the densest concentration of new private club development on Florida's east coast, drawing ultra high net worth part time residents into a community that previously attracted mostly established retirees. Deep incumbent wealth layered with that club influx is the demand engine at this address.
Two points of metro context carry down from the platform's regional and submarket work: the Port St. Lucie metro of St. Lucie and Martin counties counted 560,355 residents in 2025 and Martin County posts the region's highest median single family price at $507,500, while Florida's net $20.6 billion in adjusted gross income from other states and no state income tax keep pulling high earners into the county. Martin County's slow growth ethos and strict height limits keep well located commercial sites scarce, and this corridor carries the region's highest trade area wealth percentile at 52.2.
Current Events & Infrastructure
- US 1 resurfacing and SUN Trail, Hobe Sound: FDOT District Four is rebuilding 5.11 miles of SR 5/US 1 through Hobe Sound and adding a 3.07 mile, 12 foot separated shared use path from Bridge Road north to SE Osprey Street, an estimated $20 million program that let in April 2026, begins construction in summer 2026 and finishes in early winter 2027. It rebuilds the quarter mile of US-1 every owner uses to reach the building.
- I-95 to Florida's Turnpike direct connection at SE Bridge Road: FDOT held public hearings on October 20 and 21, 2025 for four elevated ramps north and south of Bridge Road, 3.4 miles west of the site, estimated at $156 million for the interchange alone and $309 million including widening the Turnpike to eight lanes. Design is unfunded before 2031 and opening could fall in 2035 or later, so this is a long horizon item, but FDOT projects it removes 15,600 vehicles per day from Indiantown Road by 2050.
Key Demand Drivers
Within five miles west of the site, Bridge Road hosts two of the most expensive private club communities in Florida, whose members build very large homes under county height and lot coverage rules that do not accommodate a working collection. That mismatch is what generates demand for the secure, climate controlled enclosed space this property provides.
- Apogee Club (4.2 miles west on SE Bridge Road): Just over 1,200 acres with three 18 hole courses by Gil Hanse and Jim Wagner, Tommy Fazio and Mike Davis, and Kyle Phillips; the first opened December 1, 2023, the others in 2024 and 2025. Initiation runs $475,000 to $650,000, and founding members paid $1.5 million each.
- Atlantic Fields by Discovery Land Company (3.5 miles west on SE Bridge Road): 750 acres, roughly 320 homesites and a Tom Fazio course, with lots from $6 million to $15 million before construction at $1,000 to $3,000 per square foot. Ownership is a prerequisite for membership, so every member is a Hobe Sound homeowner.
- Medalist Golf Club (1.5 miles southwest): Opened in 1995 to a Greg Norman and Pete Dye design and later redesigned by Bobby Weed, it anchors the older layer of Hobe Sound club wealth.
- Jonathan Dickinson State Park (4.3 miles south at 16450 SE Federal Highway): The largest state park in Southeast Florida at more than 10,000 acres across 16 distinct natural communities along the Loxahatchee River. It permanently caps development on the US-1 corridor south of the site.
- Nathaniel P. Reed Hobe Sound National Wildlife Refuge (1.3 miles south, beach unit 2 miles east): 1,091 acres holding the largest contiguous undeveloped beach in Southeastern Florida, with 3.5 miles of Atlantic shoreline.
Location Highlights
- MSA Position: Southern Martin County inside the Port St. Lucie metro of 560,355 residents, the region's highest priced county at a $507,500 median single family price.
- Enthusiast and Collector Culture: The Bridge Road club cluster has made Hobe Sound a national destination for buyers who also keep collections.
- Infrastructure and Recreation: More than 10,000 acres of state park and 1,091 acres of federal refuge within a few minutes' drive.
- Market-Specific Factor: Height limits keep sites scarce; corridor filings are infill scale, such as a 4,399 square foot project on 0.64 acres at 9025 SE Bridge Road under county review as of March 2026.
- Tax and Quality of Life: No Florida income tax on wages, retirement income or capital gains, against $20.6 billion of net adjusted gross income flowing into the state.
- High Net Worth Concentration: 544 households earning $200,000 or more within three miles, 1,781 within five and 3,673 within seven, against a five mile median home value of $485,090.
