Location Summary
Stuart / Stuart; Hobe Sound Overview
Stuart Auto Vault is planned for 2601 SE Willoughby Boulevard in central Stuart, in the commercial and residential pocket between Kanner Highway (SR 76) to the west and the US-1 and Dixie Highway spine to the east, a short drive south of Monterey Road. It links the county seat's St. Lucie River waterfront to the north with the gated golf communities of the Salerno Road corridor to the south. The project is in pre-development, planned as 79 garage suites with 18-foot-plus clear heights, private bathrooms, wash bays and RV stations, and gated access, and it is not yet built or delivering.
Two parent findings frame the site. Martin County is Central-East Florida's highest-priced county, with a median single-family price of $507,500 in early 2026 and softer pricing that has opened an accumulation window for well-capitalized buyers, supported by Florida's lead in net income migration and its lack of a state income tax. At the corridor level, Stuart and Hobe Sound form the region's deepest pool of boat-and-yacht-forward, high-net-worth owners at the region-leading 52.2 wealth percentile, with Martin County's height and density limits keeping well-located sites scarce; the corridor's new warehouse club anchors a 49-acre mixed-use development on the Kanner Highway frontage nearby, where construction on more than 375 apartments began in March 2026.
Access is direct. Interstate 95 at the Kanner Highway interchange is roughly 5 miles southwest, about 10 minutes, Witham Field is about 1.5 miles east, downtown Stuart is roughly 10 minutes north, and the county's commercial airport in West Palm Beach is about 45 minutes south via I-95.
Current Events & Infrastructure
- Willoughby Boulevard extension study: The Florida Department of Transportation is running a Project Development and Environment study to extend Willoughby Boulevard, the site's own frontage road, between Monterey Road and US-1, to add network linkage and multimodal connectivity. The study began in August 2024, held alternatives public workshops on July 28 to 29, 2026, and is scheduled to finish in August 2028; only the study phase is funded, with design and construction not yet funded. If built, it would give the site a second north-south route toward US-1 and the Monterey Road corridor.
- I-95 rehabilitation through Martin County: A $40.8 million FDOT project is resurfacing and rehabilitating 17 miles of I-95 from south of Kanner Highway to the St. Lucie County line, adding new lighting and wrong-way vehicle detection, with completion expected in fall 2028. It covers the interchange about 10 minutes from the site.
- Monterey Road rail-crossing study: About a mile east of the site, FDOT sought public input in April 2026 on options to separate Monterey Road from the Florida East Coast Railway crossing at SE Dixie Highway, where trains pass more than 30 times a day, including over- and under-pass concepts plus sidewalks and bike lanes; no budget or schedule has been published.
Key Demand Drivers
Central Stuart's housing stock mixes gated golf neighborhoods with new apartments and older single-family homes whose garages and association rules rarely accommodate a motorhome, a trailered boat, and a collector car at once. Secure, oversized garage suites with wash bays and RV stations fill exactly that gap for owners who want their vehicles within minutes of home.
- Willoughby Golf Club: About 1.5 miles south at 3001 SE Doubleton Drive, this member-owned private club spans more than 400 acres across eight connected neighborhoods of custom homes around an 18-hole Arthur Hills championship course.
- Cleveland Clinic Martin North Hospital: About 2.5 miles north at 200 SE Hospital Avenue, the integrated medical campus with a 24-hour emergency department anchors Martin Health System, listed as the area's largest employer at about 2,825 employees, a figure drawn from a secondary summary. Physicians and senior staff form a stable, high-income local buyer pool.
- Indian River State College, Chastain Campus: About 2 miles south on SE Salerno Road, the Stuart campus of a five-campus college that reported about 14,862 undergraduates in fall 2022 offers associate and bachelor's degrees and hosts the Clark Advanced Learning Center charter high school.
Location Highlights
- MSA Position: The Port St. Lucie metro, which includes Martin County, counted 560,355 residents in 2025 within a four-metro region of about 2.15 million growing near three and a half times the national pace.
- Enthusiast / Collector Culture: Stuart's Sailfish Capital identity and the annual Stuart Boat Show keep boat and yacht ownership central to local life, and Witham Field's general aviation community sits about 1.5 miles east.
- Infrastructure & Recreation: About 10 minutes to I-95 and downtown Stuart's St. Lucie River waterfront, with a longer-term Willoughby Boulevard extension under study at the site's frontage.
- Market-Specific Factor: The platform record places the site in FEMA Flood Zone X with block construction, a meaningful upgrade over at-grade residential garages for owners protecting vehicles and boats through hurricane season.
- Tax & Quality of Life: Florida levies no state income tax on wages, retirement income, or capital gains, a decisive factor for relocating high earners.
- High Net Worth Concentration: Within three miles there are 980 households earning $200,000 or more, rising to 2,450 within five miles and 4,437 within seven miles.
