Location Summary
Jensen Beach / Stuart; Hobe Sound Overview
Jensen Beach Auto Vault sits at 861 NE Industrial Blvd, a light industrial pocket off NE Dixie Highway about half a mile east of US-1, at the northern end of Martin County and 2.3 miles northeast of downtown Stuart. Developed by Jeremiah Baron Development with 35 units, it sits on the county's most commercially built up axis, not in an estate enclave. Witham Field, Martin County's general aviation airport, is about 3 miles south, the Hutchinson Island beaches are 3 miles east across the Jensen Beach Causeway, and I-95 is roughly 7 miles west. Owners reach a private airfield, a marine district and the regional retail core inside ten minutes.
The five mile trade area is larger and more seasonal than the corridor's southern enclaves, with 64,256 residents and a 22.1 percent seasonal housing share, and it produces the deepest absolute pool of affluent households in the submarket at 3,269 earning $200,000 or more within five miles. Much of that wealth sits in Hutchinson Island condominium stock and lagoon front communities, housing types that are boat forward and short on enclosed garage capacity.
Two points of metro context carry down from the platform's regional and submarket work: Martin County anchors the upper end of Central-East Florida with the region's highest median single family price at $507,500 inside a Port St. Lucie metro of 560,355 residents, and Florida's net $20.6 billion of adjusted gross income arriving from other states, paired with no state income tax, keeps feeding high earners into the county. That work also places two catalysts in motion 2.5 miles southwest, in downtown Stuart and along Kanner Highway.
Current Events & Infrastructure
- Martin County shore protection project, Jensen Beach: The U.S. Army Corps of Engineers awarded Great Lakes Dredge & Dock a $14,642,900 contract in November 2025 for a dune and beach berm along roughly four miles of shoreline, and the approximately $15 million federally funded restoration began April 13, 2026 with completion set for May 30, 2026. The restored reach runs from the St. Lucie County line south to Stuart Beach, about 3 miles east, and is the first renourishment there in eight years, protecting the barrier island housing stock that supplies much of the buyer pool.
- SR A1A / NE Ocean Boulevard resurfacing: FDOT District Four's roughly $4.9 million project resurfaces 2.277 miles of A1A from NE Shore Village Terrace to the SR 732 Jensen Beach Causeway, adding stormwater drainage, five foot shoulders, lighting at the Jensen Beach roundabout and ADA curb ramps, scheduled for completion in spring 2026. It rebuilds the barrier island route to the beach market 3 miles east.
Key Demand Drivers
Jensen Beach's owner base differs in kind from the estate and club wealth 15 miles south: a large, seasonal, boat oriented population housed substantially in condominiums and lagoon front communities where enclosed parking is one space or none, and where hurricane exposure makes hardened, climate controlled space set back from the water worth paying for.
- Treasure Coast Square (1.35 miles southwest): Simon Property Group's 84.6 acre regional center on US-1, with more than one million square feet of retail that Simon reports at 97 percent leased. In May 2026 Martin County, the Treasure Coast Regional Planning Council and Simon released a conceptual plan for up to 760 residences and retail reduced to roughly 517,000 square feet; no application has been filed.
- Elliott Museum (2.9 miles southeast on Hutchinson Island): The museum at 825 NE Ocean Boulevard opened its current facility in 2013. Its automobile holdings run to roughly 90 antique cars, 54 of them in a three story glass enclosed robotic rack that retrieves and rotates a selected car for viewing, a roughly $1 million system reported as the first of its kind in an American museum.
- Indian RiverSide Park (1.2 miles northeast): Martin County's 63 acre lagoon front park at 1707 NE Indian River Drive, with a half mile of waterfront, a 780 foot fishing pier and the U.S. Sailing Center.
- Florida Oceanographic Coastal Center (2.9 miles southeast): A 57 acre campus between the Atlantic and the Indian River at 890 NE Ocean Boulevard, built around a 750,000 gallon Gamefish Lagoon holding more than 20 species.
- Cleveland Clinic Martin North Hospital (2.3 miles south): Martin County's principal acute care campus at 200 SE Hospital Avenue, with diagnostic centers, outpatient surgery and a 24 hour emergency department, serving Stuart for more than 80 years inside the Cleveland Clinic system.
Location Highlights
- MSA Position: Northern Martin County inside the Port St. Lucie metro of 560,355 residents, the region's highest priced county at a $507,500 median single family price.
- Enthusiast and Collector Culture: A roughly 90 car institutional collection with a robotic display rack sits under 3 miles southeast, in a corridor whose enthusiast identity is water centered.
- Infrastructure and Recreation: Four miles of newly renourished Atlantic beach, a 63 acre county park and a 57 acre coastal science campus within 3 miles.
- Market-Specific Factor: A 22.1 percent seasonal housing share in the five mile ring means many owners are away for months, favoring secure, monitored, climate controlled space over a driveway or a dock.
- Tax and Quality of Life: No Florida income tax on wages, retirement income or capital gains, against $20.6 billion of net adjusted gross income arriving in the state.
- High Net Worth Concentration: 1,156 households earning $200,000 or more within three miles, 3,269 within five and 4,951 within seven, the deepest five mile count in the corridor.
