Location Summary
Venice / Punta Gorda; Venice Overview
The project is a planned, 21-unit community of Flex-Tier garage suites at 2956 Executive Drive in Venice, currently in pre-development with delivery targeted for 2027. The site sits on the inland side of Venice near the Jacaranda Boulevard and Interstate 75 corridor, the growth seam between the city's historic island and Gulf beaches to the west and the new master-planned neighborhoods rising along Laurel Road to the north and east. The Punta Gorda to Venice corridor is Southwest Florida's boating-first, value-oriented coastal market, and the North Port to Sarasota to Bradenton metro counted 948,158 residents in July 2025 after growing at three to five times the national rate since 2020, while Florida's absence of a state income tax keeps drawing higher-income retirees.
The immediate trade area is affluent and retiree-driven: within five miles the median age is 65.5, more than two-thirds of residents are 55 or older, and nearly one in five housing units is held for seasonal use. Household wealth runs well ahead of the corridor average, with 4,388 households earning $200,000 or more within five miles, and the corridor's anchor hospital, Sarasota Memorial's Venice campus with its $90 million emergency expansion, sits a short drive away on the same I-75 corridor. SCK data shows no qualifying resale closings yet in the corridor's trailing-twelve-month window, so new enclosed space here can set the local pricing benchmark.
Access is the site's strength. Interstate 75 is minutes away via the Jacaranda Boulevard and Laurel Road interchanges, Venice Avenue runs west to downtown and the beaches, Venice Municipal Airport is roughly 10 to 15 minutes southwest, and Sarasota Bradenton International is roughly 35 to 40 minutes north.
Current Events & Infrastructure
- Laurel Road Widening: A $17.4 million public-private project will widen a 1.4-mile segment of Laurel Road east of Knights Trail Road from two to four lanes, adding a landscaped median with turn lanes, bike lanes, sidewalks, lighting, and a multi-use trail, funded by Laurel Road Community Development District assessments and mobility fees. After bids exceeded the roughly $9 million construction budget, the city is rebidding with construction expected to start late 2026. The segment lies roughly 5 to 10 minutes north of the site and serves the fastest-growing rooftops in its trade area.
- Northeast Park, Laurel Road: The City of Venice's roughly $6.5 million, 4.8-acre Northeast Park at 3560 Laurel Road East, just east of I-75 and about 3 miles north of the site, adds eight pickleball courts, a fitness trail, playgrounds, and dog parks, with opening slated for June 2026.
Key Demand Drivers
The newest housing around the site is maintenance-free single-family, villa, and garden apartment product, typically with a two-car garage or none at all, while buyers arrive from larger Northern homes with boats, golf carts, and second and collector vehicles in tow. That shortfall of secure, climate-controlled space at home is what drives demand for garage suites with 14-foot roll-up doors, 18-foot clear heights, and mezzanine capability.
- Vistera of Venice: M/I Homes' maintenance-free community at 289 Vistera Boulevard, about 1 mile east of I-75 off Laurel Road and roughly 5 to 10 minutes north of the site, is selling homes of 1,763 to 3,762 square feet from $479,990.
- Altera Jacaranda: Wood Partners' 280-unit attainable rental community at 2305 Frederick Drive, with a new access point off Jacaranda Boulevard roughly 5 minutes from the site, comprises five four-story buildings with units of 693 to 1,300 square feet and targeted completion in 2026.
- Venetian Golf & River Club: The gated WCI community on the Myakka River off Laurel Road, roughly 10 minutes northeast, centers on an 18-hole championship course, a River Club with dining, fitness, and tennis, and a 70-acre river walk park; listing sites place pricing from about $325,000 for villas to about $1.5 million for estate homes, a figure offered as local color rather than hard data.
- Venice Municipal Airport: The city-owned, 835-acre general aviation airport roughly 10 to 15 minutes southwest operates two runways of 5,000 and 5,640 feet with a full-service FBO, and counted 197 based aircraft in the FAA's 2018 tally, a ready base of aviation and collector-vehicle owners.
Location Highlights
- MSA Position: The North Port to Sarasota to Bradenton metro reached 948,158 residents in July 2025 and continues to outgrow the nation.
- Enthusiast / Collector Culture: Gulf and Myakka River boating, golf-community living, and a general aviation airport with a full-service FBO give the trade area a deep base of owners with boats, carts, aircraft, and collector cars.
- Infrastructure & Recreation: Laurel Road widening and the new Northeast Park upgrade the growth corridor directly north of the site.
- Market-Specific Factor: The site is mapped in FEMA Zone AE, and after Hurricanes Ian and Milton coastal owners favor block-built, secured, climate-controlled space set back from the beaches, while statewide property-insurance relief is easing carrying costs.
- Tax & Quality of Life: Florida levies no individual income tax, the structural draw behind continued net in-migration of higher-income households.
- High Net Worth Concentration: The trade area holds 1,268 households earning $200,000 or more within 3 miles, 4,388 within 5 miles, and 6,903 within 7 miles, one of the deeper wealth bases in the corridor.
