Location Summary
Port Charlotte / Punta Gorda; Venice Overview
The project sits at 7205 Gasparilla Road on the Cape Haze peninsula in west Charlotte County, the boating and golf corridor that runs from the South Gulf Cove and Rotonda neighborhoods south to Placida and the Boca Grande Causeway. The site is a Standard-Tier, 33-unit community of collector garages under construction, with RV and boat-capable bays, lift capability, and 14-foot roll-up doors that match the trailered-boat and RV ownership that defines this end of the county. The Punta Gorda metro grew 16.3 percent from 2020 to 2025, the fastest of Southwest Florida's four metros, while property-insurance relief, including an 8.7 percent average Citizens rate decrease filed for 2026, is easing a post-Ian drag on transactions.
The corridor's buyer is boating-first: Charlotte Harbor and Gulf-access owners, RV and powersports enthusiasts, and retirees trading higher-cost markets for waterfront living at a lower entry point. SCK data shows no qualifying resale closings yet in the trailing-twelve-month window, marking this as an early-entry corridor where finished enclosed space can set the pricing benchmark.
Access runs along Gasparilla Road (County Road 771), which links the site north to State Road 776 and El Jobean Road and south to Placida Road and Gasparilla Island. Interstate 75 at Toledo Blade Boulevard or Kings Highway is roughly 25 to 30 minutes away, and Punta Gorda Airport and Sarasota Bradenton International each sit within about 45 minutes to an hour.
Current Events & Infrastructure
- Road and Bridge / MSBU Paving Program: Charlotte County's $16,343,888.65 annual paving contract, under way since April 15, 2025 with Ajax Paving, covers the Placida and Englewood East taxing districts along with countywide Road and Bridge streets, with milling and paving now running in Gardens of Gulf Cove, about 10 minutes north. This is local-street rehabilitation inside the neighborhoods that feed the site, not arterial work, and it steadily improves trailer and RV routes to the project.
- Placida Fishing Pier Rebuild: The county is rebuilding the Placida Fishing Pier at 13120 Pier Road, about 6 miles south near the causeway, after the roughly 6,700 square foot pier was a total loss in Hurricanes Ian and Milton; the $3.48 million FEMA-funded project has utilities and signage complete, with the pier, boardwalks, docks, and erosion control in design and permitting on a window running to 2030. Restoring public water access at the south end of Gasparilla Road supports the fishing and boating culture that feeds demand here.
Key Demand Drivers
The Cape Haze peninsula is a water-and-fairway address where households own boats, trailers, golf carts, and seasonal vehicles in numbers that outrun a typical single-family garage, and that overflow is exactly what enclosed, climate-controlled garage suites absorb.
- Coral Creek Club: A private Tom Fazio-designed, 18-hole, par-71 course of 7,104 yards on 211 acres at 13111 Gasparilla Road, about 5 miles south, with no surrounding residential development. It draws a high-net-worth membership to the southern end of the corridor.
- Boca Grande and Gasparilla Island: The 2.5-mile Boca Grande Causeway, carrying Gasparilla Road with a $6 island-bound toll and a 213-foot swing span completed in 2015, is the only land route to Boca Grande, about 7 miles south. The island's resort anchor, The Gasparilla Inn & Club, has operated since 1913. A July 21, 2026 federal ruling routed Hurricane Milton repairs on the causeway to the Federal Highway Administration's emergency relief program rather than FEMA.
- Don Pedro Island State Park: The 100-acre mainland base at 8450 Placida Road, about 5 miles southwest, serves a 1-mile barrier-island beach that is reachable only by private boat, a direct generator of local boat ownership.
- Stump Pass Beach State Park: A mile of Gulf beach at 900 Gulf Boulevard on the south end of Manasota Key, about 15 minutes west in Englewood, open 365 days a year.
Location Highlights
- MSA Position: The Punta Gorda metro counted 217,212 residents in July 2025 and led Southwest Florida in five-year growth.
- Enthusiast / Collector Culture: Boating, RV, and powersports ownership dominate the corridor, with Charlotte Harbor and Gulf passes minutes away.
- Infrastructure & Recreation: The 8.5-mile Cape Haze Pioneer Trail, built on the old Charlotte Harbor and Northern Railroad line, runs parallel to Gasparilla Road through the corridor, and the county began repaving sections of it on September 3, 2025.
- Healthcare Access: Sarasota Memorial's $507 million, nine-story North Port hospital, about 25 minutes north on North Sumter Boulevard, will open with 100 beds, expandable to 208, with opening projected for late 2028.
- Market-Specific Factor: The site sits in FEMA Zone X outside the mapped special flood hazard area, a meaningful distinction on a peninsula where Ian and Milton damage is still being rebuilt, and owners now favor block-built enclosed space for boats and vehicles.
- Tax & Quality of Life: No state income tax and continued in-migration of retirees and second-home buyers.
- High Net Worth Concentration: 260 households earning $200,000 or more live within 3 miles, rising to 1,047 within 5 miles and 2,330 within 7 miles, a thinner base consistent with the Standard-Tier positioning.
