Location Summary
Atlantic Beach / Jacksonville Beach; Ponte Vedra Overview
The site sits at 2790 Mayport Road in Atlantic Beach, on the State Road A1A spine running the length of Duval County's north beaches from the Atlantic Boulevard town centers to the St. Johns River at Mayport. It is a working corridor address inside an affluent barrier island market: Kathryn Abbey Hanna Park is about half a mile east, the Atlantic surf under 2 miles east, the Intracoastal Waterway roughly 1.5 miles west. Wonderwood Drive meets Mayport Road at the site and is the beaches' primary high speed link inland, putting the Mayo Clinic campus roughly 7 miles south, downtown Jacksonville about 25 minutes west, and Jacksonville International Airport inside a 30 minute drive. Flex zoning with arterial frontage five minutes from the wealthiest blocks of the north beaches is difficult to replicate in this trade area.
Two metro facts frame demand, carried down from the platform market work rather than re-researched: the Jacksonville metro reached roughly 1,760,548 residents by mid 2024, up about 9.6 percent since 2020 at several times the national pace, and Florida posts the nation's largest net inflow of adjusted gross income, about $20.6 billion in the latest IRS filing year, with no state income tax. The Jacksonville Beach and Ponte Vedra corridor is the metro's most established luxury lifestyle address and the deepest pool of qualified buyers in platform coverage.
Atlantic Beach layers a military and maritime base onto that affluence: Naval Station Mayport sits about 2 miles north on the same road, the Mayport fishing village and ferry terminal just beyond, and the Timucuan salt marsh across the river. The result is a full time resident population rather than a seasonal resort economy, with a 5 mile seasonal housing share of only 2.6 percent, set against older beach cottage and golf community stock where enclosed conditioned space is scarce and salt exposure punishing.
Current Events & Infrastructure
- Mayport Road (State Road A1A) multimodal improvements, $9.6 million: FDOT and the City of Atlantic Beach began a $9.6 million resurfacing and multimodal rebuild of Mayport Road in summer 2026, converting travel lanes to a northbound shared use path and a southbound bike lane from Atlantic Boulevard to Dutton Island Road, with resurfacing to Seventh Street; J.B. Coxwell Contracting is building it and completion is targeted for fall 2027. The work runs 1.5 to 2.5 miles south of the site on the same corridor and is the first substantive upgrade to the road in a generation.
- Mayport Dock Redevelopment Phase II, $11.2 million: Jacksonville announced in July 2026 an award of $11,210,471 for Phase II of the Mayport dock redevelopment, funding storm hardening of commercial dock infrastructure including mooring structures, a reinforced deck, and a floating dock about 2.5 miles north. The Jacksonville Transportation Authority separately holds a $15.6 million Federal Transit Administration Low-No grant from 2024, in design through 2026, to replace the 1995 St. Johns River Ferry that carries A1A traffic across the river. Together they stabilize the waterfront anchor at the corridor's north end.
Key Demand Drivers
The demand case here is barrier island land economics, not tower parking ratios. Lots on the north beaches are scarce and costly, the prevailing housing stock offers two car garages at best, and owners of boats, trailers, and collector cars have almost no conditioned alternative near home. None of the drivers below compete with the subject product.
- Naval Station Mayport (about 2 miles north): The third largest fleet concentration area in the United States, with a harbor berthing 34 ships, an 8,000 foot runway, and the Navy's 4th Fleet headquartered on site. Duval County's installations support 68,060 military related jobs and about $9.1 billion in annual economic impact, continuously renewing a base of senior officers and defense contractors in the immediate ZIP codes.
- Kathryn Abbey Hanna Park (about half a mile east): A city park at 500 Wonderwood Drive with 1.5 miles of Atlantic beachfront, a 60 acre freshwater lake, a campground, and an extensive mountain bike trail network. It concentrates the toy heavy households this product serves directly across the intersection.
- Atlantic Beach Country Club (about 1.5 miles south): 178 single family homes on a 170 acre redeveloped golf property, 2,313 to 3,964 square feet, originally priced from $619,000 to $1,500,000, with an 18 hole course opened in December 2014 and named a Golf Digest Best New Course. It is the closest large concentration of high value, garage constrained households.
- Timucuan Ecological and Historic Preserve (about 3 miles north): 46,000 acres protecting one of the largest remaining salt marsh estuaries on the Southeast coast, plus more than 200 archaeological sites. It underwrites the boating and fishing culture behind trailer and multi vehicle ownership across the north beaches.
Location Highlights
- MSA Position: First Coast metro at roughly 1,760,548 residents, up about 9.6 percent since 2020.
- Enthusiast and Recreation Culture: An oceanfront park with 1.5 miles of beach and a 60 acre lake half a mile east, the Mayport charter and commercial fishing fleet 2.5 miles north, Intracoastal marina access 1.5 miles west.
- Infrastructure and Access: Wonderwood Drive at the door, a $9.6 million A1A corridor rebuild underway, and $11.2 million of new federal dock funding at Mayport.
- Market Specific Factor: Salt air, storm exposure, and small barrier island lots make enclosed conditioned garage space functional rather than optional, and a 2.6 percent seasonal share points to full time owners.
- Tax and Quality of Life: No Florida state income tax, the nation's largest net AGI in-migration, and year round driving weather.
- High Net Worth Concentration: 1,844 households earning $200,000 or more within 3 miles, 3,685 within 5 miles, and 8,839 within 7 miles, against a 3 mile median home value of $465,218.
