Location Summary
Ponte Vedra / Jacksonville Beach; Ponte Vedra Overview
The site sits at 2419 Palm Valley Road in Ponte Vedra, on the County Road 210 corridor in northern St. Johns County, about 1 mile west of the Palm Valley Bridge over the Intracoastal Waterway and 2.5 miles west of the A1A oceanfront. It is the land bridge between two distinct pools of wealth: the established estate and club district on the ocean side of the Intracoastal, and the master planned growth engine of Nocatee immediately south. Nocatee Town Center is about 1.5 miles south, the Guana Tolomato Matanzas reserve 3.5 miles east, and Jacksonville International Airport roughly 40 minutes north. Palm Valley Road is the only continuous east to west connector between A1A and I-95 for several miles, which makes frontage here structurally scarce.
St. Johns County is the Jacksonville MSA's affluence engine, reaching 334,298 residents in 2024 after 26.1 percent growth since 2019 and 22.5 percent job growth from 2019 to 2024, and it is ranked Florida's wealthiest county. It is also the metro's most expensive housing market, closing June 2026 at a $579,000 median sale price against $420,000 across the six county region. Ponte Vedra Beach is the premier wealth node in platform coverage, home to the PGA Tour's global operations and a deep golf, boating, and collecting community.
The trade area here is unusually strong on the metrics that matter. Within 5 miles the median household income is $113,008, 36.1 percent of households clear $150,000 and 27.4 percent clear $200,000, median home value blends to $663,825, and owner occupancy runs 70.7 percent with a 5.1 percent seasonal overlay. The 5 mile luxury housing share is 26.8 percent, roughly double the platform's Duval beach trade areas, producing a wealth index of 7.7 out of 10.
Current Events & Infrastructure
- Ponte Vedra Nocatee Regional Park and Nocatee Library, $42 million: St. Johns County broke ground on May 1, 2026 on a $42 million regional park and full service library at 670 Diego Plains Road in Nocatee, about 3 miles south of the site, on land donated by the Davis family and The PARC Group. The program includes two multipurpose fields, four softball fields, six pickleball courts, a playground, and the library, and is the final phase of a countywide parks plan.
- County Road 210 widening, $18.7 million, completed April 2026: St. Johns County cut the ribbon on April 24, 2026 on an $18.7 million widening of County Road 210, funded at $12.6 million in FY2025 and $6.1 million in FY2026 through impact fees and developer contributions. The work took a 0.7 mile stretch from two to six lanes between Trinity Way and Beachwalk Boulevard and added sidewalks, drainage, and a new signal. Sitting 7 to 10 miles west on the same corridor, it improves access from this address to the I-95 and U.S. 1 spine.
Key Demand Drivers
Housing in northern St. Johns County delivers at scale and at high price points, but almost entirely as two and three car attached garages on covenant restricted lots. Owners accumulating boats, trailers, coach vehicles, and collector cars at this income level have no compliant place to put them at home. None of the drivers below compete with the subject product.
- Nocatee, developed by The PARC Group (1.5 to 3 miles south): Recorded 417 new home sales in 2025 and ranked the 36th best selling master planned community in the United States by John Burns Research and Consulting, one of three St. Johns County communities in the national top 50 alongside SilverLeaf at 1,002 sales and RiverTown at 502. A continuously renewing high income household pipeline adjacent to the site.
- The Hub at Nocatee (about 2 miles south): A 63,225 square foot open air shopping, dining, and entertainment center announced beside the Publix at Marketplace at Nocatee, built around a central courtyard with live music programming and dedicated golf cart parking, opening expected in 2028.
- Guana Tolomato Matanzas National Estuarine Research Reserve (about 3.5 miles east): 75,761 acres of protected conservation lands and waters running from Ponte Vedra to Palm Coast, NOAA designated in 1999, with a visitor center at 505 Guana River Road. It permanently caps development on the ocean side of the Intracoastal, preserving the corridor's scarcity value and the outdoor culture behind multi vehicle ownership.
- St. Johns County School RR (about 2.5 miles south): A K-8 campus for roughly 1,500 students opening for the 2026 to 2027 school year just south of Seabrook Village, the fifth school site donated to the district by The PARC Group after Ponte Vedra High School in 2008, Valley Ridge Academy in 2014, Palm Valley Academy in 2018, and Pine Island Academy in 2021. School capacity is the strongest predictor of continued family in-migration here.
Location Highlights
- MSA Position: St. Johns County at 334,298 residents in 2024, up 26.1 percent since 2019, Florida's wealthiest county and the metro's most expensive market at a $579,000 June 2026 median.
- Enthusiast and Club Culture: Golf, boating, and collecting anchored on the ocean side of the Intracoastal, with Palm Valley Bridge water access about 1 mile east and year round driving weather.
