Location Summary
Ponte Vedra Beach / Jacksonville Beach; Ponte Vedra Overview
WheelHouse West End sits at 950 Cross Town Drive on the western, inland edge of the Ponte Vedra address, positioned as the affluent gateway between the Nocatee master-planned community to the east and the US 1 and Interstate 95 spine to the west. The Jacksonville metro reached roughly 1.76 million residents in 2024, up about 9.6 percent since 2020, and St. Johns County, ranked Florida's wealthiest county, grew 26.1 percent from 2019 to 2024 to 334,298 residents, with Florida's lack of a state income tax sustaining in-migration from the Northeast, California, and South Florida. Within that metro, the Jacksonville Beach; Ponte Vedra corridor is the most established luxury address and the most affluent of SCK's four Jacksonville trade areas on a per-household basis, anchored by the PGA Tour's global home and a Mayo Clinic campus completing a $432 million hospital expansion.
The immediate trade area confirms that character. Within three miles of the site, 4,585 households earn $200,000 or more and the median home value is $637,952, and the property carries an SCK Wealth Index of 8.0 out of 10. The address is younger and more year-round than the beachfront: the five-mile median age is 41.9 and seasonal units are only 4.2 percent of housing, so demand here comes from resident executive and professional households rather than part-year owners.
Access runs along Nocatee Parkway, built as a hurricane evacuation route linking Ponte Vedra to the mainland, with US 1 and Interstate 95 a few minutes west and the Palm Valley bridge, widened from two to four lanes, a short drive east toward the beaches. Jacksonville International Airport is reached north via Interstate 95.
Current Events & Infrastructure
- Fleet Landing at Nocatee, on Cross Town Drive: A $146 million continuing-care campus is under construction at 555 Cross Town Drive, on the same street as the site, delivering in phases through 2027. The plan includes a 107-apartment independent living building ($72 million), two 17-unit flats buildings, and 44 assisted living and memory care units, with entrance fees starting at $395,000. It adds well-capitalized households directly at the site's front door.
- County Road 210 widening, about 5 miles southwest: St. Johns County completed an $18.7 million project widening roughly 0.7 miles of CR 210 from two to six lanes between Trinity Way and Beachwalk Boulevard, adding sidewalks, drainage, and a new signal, celebrated with an April 2026 ribbon cutting. The upgrade eases the southwest approach from the I-95 and CR 210 growth belt into the Nocatee area.
- Velara apartments, near Nocatee's western interchange: Thompson Thrift began construction in February 2025 on Velara, a 312-unit, nine-building community on Burbank Avenue at the Duval and St. Johns county line, with first residents expected in summer 2026. It extends new rooftops into the site's western approach.
Key Demand Drivers
Nocatee has shaped northern St. Johns County's growth for more than two decades, and the newest product around it, from resort-style apartments to continuing-care flats, gives residents limited secure garaging. Owners of collector cars, boats, and recreational vehicles need climate-controlled space the home cannot provide, which is exactly the gap the project's garage suites fill.
- Nocatee (about 2 miles east): One of Northeast Florida's most influential master-planned communities, now 96 percent sold with fewer than 400 homes remaining, set beside the 2,400-acre Nocatee Preserve along four miles of the Intracoastal Waterway. Its maturing, largely built-out base of executive households is the site's primary buyer pool.
- Fleet Landing at Nocatee (same street): 185 residences across independent living, flats, and assisted care, with $395,000-plus entrance fees and 30 floor plans from 849 to 2,964 square feet, completing through 2027.
- Marketplace at Nocatee (within a 10-minute drive): The town center retail expansion opened its Publix on November 15, 2025, with SoFresh, BODYBAR Pilates, Shores Fine Wine & Spirits, Asado Life, and a Firehouse Subs slated for fall 2026 following. Daily-needs retail reinforces the area as a year-round residential address.
- Velara (within about 5 minutes west): 312 new rental units delivering from summer 2026 on the county line, a renter base with limited on-site storage.
- New schools in Nocatee (within a 10-minute drive): Acton Academy Ponte Vedra opened a K-12 campus in August 2026, and St. Johns County named the planned Sabal Crest Academy K-8 in March 2026, both signals of continued family household formation.
Location Highlights
- MSA Position: A 1.76 million-resident metro growing several times the national pace, with St. Johns County the region's affluence engine.
- Enthusiast / Collector Culture: The PGA Tour and TPC Sawgrass anchor a golf and boating culture a short drive east, and the Amelia Island Concours d'Elegance, one of the Southeast's premier collector-car gatherings, is about an hour north.
- Infrastructure & Recreation: Nocatee's greenway trails include a 4.1-mile mountain biking trail, and the Intracoastal preserve and Ponte Vedra beaches sit minutes east.
- Market-Specific Factor: Nocatee is nearly sold out, so new household growth is shifting to infill multifamily and senior living along the county line, product types with little private garaging.
- Tax & Quality of Life: No state income tax, and Nocatee has been ranked the best place to raise a family in Jacksonville.
- High Net Worth Concentration: Households earning $200,000 or more total 4,585 within three miles, 8,562 within five miles, and 13,436 within seven miles, with median home values above $580,000 at every radius.
