Location Summary
East Naples / Naples; Bonita Springs Overview
Prima Auto Condos is a planned 33-unit collection of garage suites at 9004 Tamiami Trail East in East Naples, sponsored by Primal Partners LLC, with units marketed from 1,753 to 2,154 square feet; the sponsor's site cites a 2026 delivery target, and the project remains in pre-development. The site sits on the U.S. 41 frontage beside the Treviso Bay golf community, about 5 miles southeast of downtown Naples and close to the U.S. 41 intersection with Collier Boulevard (State Road 951), the route south to Marco Island. This is the affluent gateway between the Old Naples core and the Marco Island and Rookery Bay coast, a stretch where gated golf and waterfront communities have filled in along the Tamiami Trail over the past decade.
Collier County's ultra-prime segment remains at record depth, with closings above $20 million up 75% between late 2025 and spring 2026, and the insurance market has turned to relief, with Citizens filing an 8.7% average statewide rate decrease in early 2026. On the platform, Naples; Bonita Springs carries the region's highest trailing-twelve-month median at $560 per square foot, backed by a 13.1% five-year annualized gain. East Naples offers a more attainable entry into that corridor: the three-mile median home value of $372,029 sits well below the in-town core, while 4,438 households earning $200,000 or more live within five miles.
Access is direct: U.S. 41 runs northwest to downtown Naples and southeast toward Everglades City, and Collier Boulevard reaches Interstate 75 at Exit 101 about 7 miles north. Naples Airport is roughly 15 minutes north for private aviation, and Southwest Florida International Airport is about 40 minutes via I-75.
Current Events & Infrastructure
- East Naples private golf club, 341 Sabal Palm Road: Collier County commissioners unanimously approved on September 22, 2026 the rezoning of a 169-acre former citrus grove, about 4 miles southeast of the site and 1.4 miles east of Collier Boulevard, for an upscale 18-hole course targeting Audubon International Gold certification with a clubhouse capped at 10,000 square feet. The approval replaces an earlier 423-home proposal with a private club, adding another member-driven amenity to the Collier Boulevard corridor.
- Sharon's Corner: A 23,562 square foot retail center at the northwest corner of U.S. 41 East and Habitat Road, about 2.5 miles southeast, broke ground in fall 2025 with an opening targeted for November 2026, anchored by an 8,000 square foot salon-suite tenant plus a drive-thru coffee bar and a sit-down restaurant.
- Cassia Naples: Greystar and Whitman Peterson broke ground in October 2025 on a 328-unit luxury apartment community on about 24 acres at U.S. 41 East and Greenway Road, roughly 6 miles southeast, after a $15.78 million land purchase in September 2024; first units are expected in February 2027.
Key Demand Drivers
East Naples is absorbing a wave of golf, waterfront, and rental communities whose residents own cars, boats, and recreational vehicles but face tight homeowner-association rules on outdoor parking and limited garage bays. That gap between vehicle ownership and secure, climate-controlled space close to home is the demand this project answers.
- The Isles of Collier Preserve: Minto's 2,400-acre waterfront community, about 1.5 miles northwest along U.S. 41, sold out its 1,825 homes in March 2026, with more than half of the land dedicated to preserve bordering Rookery Bay and the Naples Botanical Garden. Its sold-out owner base sits minutes from the site.
- Lamborghini Naples: Warren Henry Auto Group opened its Lamborghini showroom at 5154 Tamiami Trail East, next to The Isles of Collier Preserve and under 2 miles northwest, in fall 2023. A franchised supercar dealer on the same stretch of U.S. 41 anchors collector traffic along the site's frontage.
- Vitano: SJC Ventures is advancing an 82-acre mixed-use plan at Davis and Santa Barbara boulevards, about 5 miles north, with 86,904 square feet of retail anchored by a 31,995 square foot Whole Foods Market, 200 townhomes, and 422 apartments; groundbreaking is targeted for 2027.
Location Highlights
- MSA Position: Naples to Marco Island counted 417,131 residents in the 2025 Census estimate and posts one of the highest per-capita incomes of any U.S. metro.
- Enthusiast / Collector Culture: A franchised Lamborghini dealer under 2 miles away and the region's Ferrari club and cars-and-coffee circuit give owners an active calendar close to home.
- Infrastructure & Recreation: Rookery Bay, the Naples Botanical Garden, Marco Island beaches about 15 minutes south, and the new private golf club on Sabal Palm Road surround the site.
- Market-Specific Factor: The site carries a platform flood designation of Zone X, a meaningful advantage in a coastal county where buyers now screen for elevation and impact-rated construction.
- Tax & Quality of Life: Florida levies no individual income tax, and the state again led the nation in net income in-migration in the latest IRS data.
- High Net Worth Concentration: Households earning $200,000 or more total 1,597 within three miles, 4,438 within five miles, and 7,454 within seven miles, with a Wealth Index of 6.1, in line with the Southwest Florida average of 6.2.
