Location Summary
Miami / Miami; Miami Beach Overview
Revault Miami is a planned 16-unit collector garage community on the N Miami Avenue and NE Miami Court frontage at NE 74th to 75th Street, in the Little River district just north of Little Haiti. The sponsor markets customizable suites of 2,000 to 8,000 square feet with mezzanine lounges, wet bars, biometric entry, climate control, private event space, and concierge detailing and maintenance, with delivery targeted for 2027; the project remains in pre-development. The address is the northern edge of Miami's creative-industrial belt, where Little River's warehouse galleries and studios meet the established residential villages of Miami Shores and El Portal, which makes it the affluent gateway between the urban core to the south and the Upper East Side and Miami Shores residential enclaves to the north and east.
The site draws on the deepest affluent pool on the SCK platform: the Miami to Miami Beach corridor sits at the 100th wealth percentile, the top of the portfolio, with a buyer base of international collectors and relocating finance principals favoring trophy and exotic marques. Region-wide, Miami International Airport's roughly $9 billion capital program and Florida's net $20.6 billion inflow of adjusted gross income frame the macro backdrop.
Access runs through the I-95 interchange at NW 79th Street about half a mile west, Biscayne Boulevard about 1 mile east, and the I-195 Julia Tuttle Causeway to Miami Beach about 3 miles south, with Miami International Airport roughly 20 minutes away in normal traffic.
Current Events & Infrastructure
- Northeast Corridor commuter rail (FEC line about half a mile east): Miami-Dade's 13.5-mile commuter rail on the Florida East Coast Railway corridor carries a $927.3 million budget, backed by up to $389.5 million in Federal Transit Administration funding and $200 million from the state, with new stations planned in Little Haiti, the Design District, and Wynwood. The commission approved the funding plan in September 2025, 60 percent design was due in May 2026, and full service is expected by 2032. For this site it means a future rail stop within a short drive linking the address to downtown and Aventura.
- Little River District (surrounding Little River and Little Haiti blocks): Miami-Dade County approved SG Holdings' 63-acre, $3 billion mixed-use district in April 2025, with 5,700+ residences, 370,000 square feet of retail, 250,000 square feet of public green space, and a planned $35 million Tri-Rail station, with construction slated to begin in 2026 on an eight-year build-out.
- Little River Plaza (about half a mile northeast): A 250-unit, 134-foot residential building with ground-floor retail broke ground at 7952 NE 3rd Avenue on January 24, 2026, adding to the density forming along the NE 79th Street spine.
Key Demand Drivers
The waterfront homes of Miami Shores and the Upper East Side and the new towers to the south are rich in multi-vehicle households but short on secure, climate-controlled space for collections, and hurricane exposure raises the value of hardened indoor space. Oversized, lounge-equipped collector garages within a few minutes of those addresses answer that gap directly.
- Miami Shores Country Club (about 1.7 miles north-northeast, roughly 6 minutes): The village-owned 18-hole course at 10000 Biscayne Boulevard has operated since 1939 and centers on a 37,000-square-foot clubhouse; in March 2025 the Village issued an RFQ for architectural design of a clubhouse renovation covering event spaces and kitchen facilities.
- Magic City Innovation District (about 1 mile south, roughly 4 minutes): An entitled 18-acre, $3 billion technology and finance campus of about 7.8 million square feet with 2,600+ planned residences, relaunched in June 2026.
- Miami Design District (about 2 miles south, roughly 7 minutes): More than 200 global luxury brands, flagships including Hermes, Dior, Cartier, and Chanel, and Michelin-recognized dining, the corridor's luxury-retail anchor for the collector-class shopper.
Location Highlights
- MSA Position: The South Florida metro holds above 6 million residents and remains a global trade, tourism, and finance gateway.
- Enthusiast / Collector Culture: The project's own program of concierge detailing, private event space, and motorsport experiences builds a member community on site.
- Infrastructure & Recreation: Future Little Haiti commuter rail service on the FEC corridor, Biscayne Bay waterfront parks in the Upper East Side and Miami Shores, and quick I-95 access.
- Market-Specific Factor: Little River's transition from light-industrial blocks to entitled mixed-use districts is adding thousands of residences within a short drive, while tilt-wall construction and a Zone X flood designation suit owners seeking hurricane-hardened space.
- Tax & Quality of Life: No state income tax and the country's strongest net inflow of migrating income underpin the buyer pool.
- High Net Worth Concentration: 4,840 households earn $200,000 or more within 3 miles, rising to 18,067 within 5 miles and 37,015 within 7 miles as the radius reaches Miami Beach and the Brickell and Edgewater towers.
