Location Summary
Miami / Miami; Miami Beach Overview
duPont REGISTRY Tower is a planned, Pininfarina-designed collector tower at 350 NE 60th Street, developed by duPont REGISTRY Group with Fortune International Group and designed to pair luxury residences with private car display space, an invitation-only automotive club, a restaurant, spa, and office suites for automotive and luxury businesses. The project is in pre-development. The address sits inside the Magic City Innovation District on the Little Haiti side of NE 2nd Avenue, the hinge between the Design District and Edgewater to the south and the Little River arts and warehouse blocks to the north, which positions it as the collector-lifestyle gateway of Miami's upper east side.
The immediate trade area is the densest pool of affluent demand in the SCK portfolio. The Miami to Miami Beach corridor ranks at the 100th wealth percentile on the platform, the top of the portfolio, and its buyer base of international collectors and relocating hedge-fund and private-equity principals skews toward trophy and exotic collections. At the macro level, Florida led every state with a net $20.6 billion inflow of adjusted gross income in the latest IRS year, and the absence of a state income tax continues to pull high-earning households into the metro.
Access is direct: I-95 lies roughly 1 mile west, the I-195 Julia Tuttle Causeway to Miami Beach begins about 1.5 miles south, and Biscayne Boulevard runs about half a mile east, putting the site roughly 15 to 20 minutes from Miami International Airport in normal traffic.
Current Events & Infrastructure
- Magic City Innovation District relaunch (on site, surrounding blocks): In June 2026 lead developer Dragon Global, with Plaza Equity Partners and Newmark marketing the office component, revived the 18-acre, $3 billion district as an AI, technology, and finance campus of about 7.8 million square feet, including 2,600+ residences, office, hotel, and retail. The program remains entitled under a City of Miami Special Area Plan, a first-phase 25-story tower carries 349 rental apartments, and no construction timeline has been announced. For this site it means a planned office and residential population forming on its own doorstep.
- Edgewater tower wave (about 2 miles south): Edgewater has several major residential towers advancing at once, from Aria Reserve's twin 62-story towers under construction to the approved 55-plus-story, 590-plus-unit Edge House and the 26-story, 189-unit ELLE Residences Miami targeting 2027. The 40-story, 134-residence Cove Residences at 456 NE 29th Street broke ground in March 2026 with pricing from the $900,000s and a 2028 target.
Key Demand Drivers
Each new bayfront and district tower within a short drive delivers residences with one or two assigned spaces, while the households buying them are the corridor's multi-vehicle, exotic-marque owners. That gap between collection size and deeded parking is the core demand for climate-controlled collector garages, and the subject answers it at the residence itself.
- Magic City Innovation District (surrounding blocks): 2,600+ planned residences and a 7.8 million square foot technology and finance program at a $3 billion budget, positioned to add office principals and residents within walking distance.
- Edgewater luxury pipeline (about 2 miles south, roughly 8 minutes): The Cove Residences alone adds 134 residences from the $900,000s, alongside the 590-plus-unit Edge House and the 189-unit ELLE Residences Miami.
- Miami Design District (about 1.3 miles south, roughly 5 minutes): More than 200 global luxury brands, flagships including Hermes, Dior, Cartier, and Chanel, and Michelin-recognized dining such as the two-star L'Atelier de Joel Robuchon, drawing the collector-class shopper to the site's immediate orbit.
- duPont REGISTRY brand and club (on site): The sponsor's collector-car media and marketplace brand anchors an invitation-only automotive club with display areas, dining, and spa on site, a built-in enthusiast community and events platform.
Location Highlights
- MSA Position: The South Florida metro holds above 6 million residents and remains a global trade, tourism, and finance gateway, with a deepening "Wall Street South" finance layer in Brickell about 5 miles south.
- Enthusiast / Collector Culture: The subject itself is a collector-car destination, with a Pininfarina design pedigree and an on-site automotive club.
- Infrastructure & Recreation: Walkable to the Design District and Little River gallery blocks, with Biscayne Bay and the Julia Tuttle Causeway to Miami Beach a short drive east.
- Market-Specific Factor: The upper east side is transitioning from low-rise warehouse and residential blocks to entitled mixed-use campuses, so the site gains density and daytime population as the Innovation District builds out.
- Tax & Quality of Life: No state income tax and the country's strongest net inflow of migrating income underpin the buyer pool.
- High Net Worth Concentration: 6,463 households earn $200,000 or more within 3 miles, rising to 26,831 within 5 miles and 37,277 within 7 miles, one of the deepest affluent pools on the platform.
